CITY of NORTH OLMSTED <br />Mayor Nicole Dailey .tones <br />properly; missing facia boards; broken windows; no access to electrical panel; furnace and water <br />heater not accessible due to clutter and debris; interior doors not operable due to trash piled; fire <br />barrier between garage and living space has collapsed; no smoke detectors or CO detectors; High <br />grass and weeds, log piles in rear yard; Broken windows in various locations. <br />The structure is no longer safe for occupancy. Repairs or replacement must be made in accordance <br />with the City of North Olmsted Ordinances and the Residential Building Code of Ohio (RCO). An <br />inspection and approval is required before utilities may be reactivated. An inspection cannot be <br />carried out until the appropriate areas of the house are made accessible. <br />The premises shall be vacated and shall not to be reoccupied until a certificate of occupancy is <br />issued. <br />Before the structure may be reoccupied, the following corrections shall be implemented: <br />1. Removal of all debris to allow for safe egress and access to utilities as required by the City of <br />North Olmsted Ordinances and the RCO. <br />2. Provisions for properly operating heat, light, ventilation, and sanitary plumbing facilities. <br />3. Correction of all violations above and as noted in Property Maintenance Case, Rocky River Court <br />(23CRB 1233). <br />4. All such other incidental worts as required to correct the above noted conditions and render the <br />structure into a habitable condition. <br />Further information, photographs, and reports may be availableat the Building Department during <br />regular office hours. Also be advised that citations for deficiencies in property maintenance per City of <br />North Olmsted Ordinances 1163 and 1164 have been issued under separate cover. <br />Failure to comply with this notice will result in the City pursuing legal remedies as provided for by <br />law. Sections 1363,105.4 and 1364.105.4 provide violation penalties. <br />If the owner of record, occupant, mortgagee, agent, all holders of legal and equitable liens of record <br />upon such structure or premises and property, as well as all other persons having an interest in such <br />structure or premises, fail to complete the necessary repair or demolish the structure within the time <br />specified by the notice, the City may abate the conditions making the structure unsafe and seek <br />reimbursement of its costs as provided in Sections 1363.108.7 and 1364,107.4. <br />Per Ordinances 1363.111 and 1364.108, unless another timeline or process is set forth herein, any <br />person directly affected by a decision of the Building Commissioner or a Notice or Order issued under <br />this code shall have the right to appeal to the Building and Zoning Board of Appeals, provided that a <br />written application for appeal is filed within the lesser of either 10 days from the date the Notice or <br />Order was served, or the date of the expiration of the abatement period set forth in the Notice. <br />Sincerely, <br />Neal Dorenkott <br />Building Commissioner <br />cc: Bryan O'Malley, Assistant Law Director, City of North Olmsted <br />Jennifer Scofield, Director of Public Safety <br />wWW.NORTH-OLMSTED COM <br />
