Chapter 5 liousine StrateR%L To recognize that a variety of housing types and price points are necessary to retain our existing residents and attract new residents. Asa community of choice, we <br />will work to expand housing offerings to attract a variety of newcomers at various stages in life. We will work to offer assistance to maintain residential properties, including property maintenance <br />education and financial incentives. <br />5.1 Housing Goal: Attract new residents and support current residents as their needs change through expanded housing variety and diverse housing types. <br />5.1a Seek out developers interested <br />-City-wide, infill development <br />in providing different types and price <br />-Starter homes, cluster homes, townhomes, duplexes, senior housing, accessory dwelling units, <br />points of housin& <br />and mixed -use development <br />-Ensure any new development has adequate green space and multi -modal connectivity <br />-Sustainable development practices for new projects <br />5,1b Implement the Housing Market <br />-Address affordability issues (especially for seniors and elderly residents), creating new housing <br />and Highest and Best Use Analysis- <br />stock to meet pent-up demand <br />recommendations. <br />-Determine residential development opportunities on the former elementary school sites <br />-Focus on housing needs of first-time homebuyers, empty nesters, and elderly <br />5.1c Create a local real estate advisory <br />-include real estate professionals, urban planners/architects, economic/housing analysts, <br />council to assist with real estate <br />financial professionals, community representatives, non-profit/advocacy groups, and local <br />development planning. <br />government officials <br />-Provide guidance, recommendations, and strategic insights on housing -related issues and <br />development/redevelopment projects, ensuring proposed projects are effective, equitable, and <br />responsive to the city's needs <br />*5.1d Identify and remove barriers to <br />Allow residents to age in place and examine higher -density housing such as cluster, mixed -use <br />affordability and availability, such as <br />(residential/commercial/recreational), and accessory dwelling units (ADUs) <br />providing accessory dwelling units and <br />other affordable housing types. <br />_Consider a continuum of care housing development that offers independent, assisted living, <br />and nursing homes on a connected campus <br />-Adapt and expand the use of form -based residential zoning codes <br />-Support and strengthen laws that prevent discrimination in housing <br />-Pursue the creation of affordable housing primarily for senior citizens <br />-Grout the top end of the housing market for higher income existing residents to have more <br />options to "move -up" and stay in the city.
