makes sense taking into consideration details in the rest of the Plan.
The introduction to section five, Housing, states housing provides a sense of belonging.
The proposal would greatly diminish the desired effect. In 5.3b the report indicates
North Olmsted should preserve historic residences while preserving specific
neighborhood character. A very important statement that again should put the matter to
rest. The proposed development would do much to damage this intent. It is interesting
that much of the statements within the Housing Chapter deal with preserving Butternut
Ridge Rd.
In addition, the report states many communities allow higher density housing and mixed
use projects along major commercial corridors. Not in the middle of a Historic District.
If this is approved, we believe it will be viewed as a major mistake for years to come.
What Were the Future Land Use Recommendations and Overall Land Use
Recommendations? Point two, in part, mentions ensuring future land use provides
quality of life enhancements such as aesthetic improvements. A new modern appearing
development in the middle of Butternut Ridge Rd damages the aesthetics of the District.
Under Recommended Strategies and Goals section, the goals should be to strengthen
neighborhood identity and a sense of community within existing and future
neighborhoods. Strengthen not destroy. Butternut is a large positive part of the identity
of North Olmsted.
In chapter ten, Existing Conditions, it states in part The Butternut Historic District has
been established and preservation efforts showcase key periods throughout the City's
history. This statement again provides evidence of the Plan's interest in protecting the
District.
Chapter eleven Implementation section 5.3b is referenced again stating: Preserve
historic residences and work to improve any aging housing stock while preserving the
specific neighborhood character. Again the Plan is saturated with statements of intent to
preserve and protect the Historic District.
The Images of America North Olmsted book dedicates much space to Butternut Ridge. It
also reveals how much this unique street has lost over past years. This decline must stop
as efforts should be put into keeping the Historic District secure.
Analysis of the 2025 Comprehensive Plan combined with analysis of the Historic
District Guidelines provides a solid case to reject the proposal.
at,
