.• <br />F <br />ORD1~iTAI~TCE N0. <br />by MR. ~ jA~~..d, B~ ~~ <br />AN ORDSTANCE ADOPTING RULES AMID REGUIIATIUNS RELATIVE TO PLATTING <br />OF LAI~ID AND THE DEDICATION OF NExr~ STREETS TO BE SHGVJN ON SUCH PLATS. <br />BE IT ORDAINED by the Council of the Village of Mayfield, County of Cuyahoga, <br />State of Ohio, that: <br />Section 1. That the follovri.ng rules and regulations relative to <br />the platting of land and the dedication of new streets to beshovm on such plats <br />and heretofore approved by the Planning and Zoning Commission, be, and the same <br />are hereby adopted and promulgated. <br />Section 2. DEFINITIONS <br />a. The terms ~~allotmenttt and ~~subdivision~t are used herein <br />synonymously and refer to any subdivision of land into <br />either streets and lots or into lots'any one of vti~ich is <br />less than five acres for the purpose, vrhether immediate or <br />future, of transfer of ownership, provided, however; that <br />the division or partition of lands into parcels more than <br />five acres not involving any riew streets or easements of <br />access, and the sale or exchange of parcels bet~raeen adjoining <br />lot ovaners, v~rhere such sale or exhange does not create <br />additional building sites, shall be exempted. <br />b. The term t~Village~~ refers to the Village of Iulayfield, State <br />of Ohio. " <br />c: The term ~~Council~~ refers to the Council of said Village. <br />d. The term «Commission~~ refers to the Planning and Zoning <br />Commission of said Village. " <br />e . The term "Ovsner~~ refers to the individual, individuals, <br />Company, Corporation, or Trustee in whom or Urhich is"vested <br />the legal title to the lands proposed to be allotted. <br />Section 3. GEN.~RAL REQUIR~!~F`NTS FOR. PLATTING <br />a. The minimum width of any proposed street shall be fifty feet. <br />Council upon recommendation of the Commission may require <br />streets wvider than 50 feet, wherever in its judgement pro- <br />vision for public travel make the wider street desirable, or <br />tivherever any general plan of street development adopted 76~ <br />_ the Commission and Council requests the establishment of streets <br />of greater v~ridth. <br />b. At the intersections of the side lines of streets, existing <br />or proposed, turnouts having a minimum radius -o.f twenty feet <br />must be provided. <br />c. Where practical, intersecting streets shall be provided so <br />that no block shall be longer than tvrenty-four hundred feet. <br />d. In order that proposed streets may be as nearly co-terminus <br />as possible vaith existing streets in adjoining allotments, <br />due provision shall be made for the direct continuation of <br />all existing streets which extend to the boundaries of a pro- <br />posed allotment.
