-3- <br /> <br />(C) Uses Permitted as Special Exceptions <br /> <br />The following use may be permitted as a special exception by the <br />Board of Zoning Appeals after written notice to the abutting property <br />owners and public hearing thereon when conditions specified herein and <br />any other safeguards the Board may feel necessary are complied with. <br /> <br />PARKING <br /> <br />Community. parking areas may be permitted as a main usa in <br />neighborhoods where apartment buildings or legal non-conforming <br />uses do not have the required number of parking spaces, pro- <br />vided that: <br /> <br />1. The first ten feet of the ~wenty-five feet set-back is retained <br /> in lawn and landscape planting. <br /> <br />2. The parking area shall be paved and drained into a public <br /> sewer. <br /> <br />3. Guard rails and tire stops shall be installed to maintain <br /> cars in proper position. <br /> <br />Section 1114.02 MINIMUM LOT SIZE <br /> <br />(a) Minimum lot width at the building line shall be forty (40) feet. <br /> <br />(b) Minimum area of the lot shall be five thousand (5,000) square feet. <br /> <br />Section 1114.03 MINIMUM LOT AREA REQUIRED FOR EACH SUITE <br /> <br />(a) One thousand (1,000) square feet of lot area for each suite in a <br />building having one (1) to five (5) stories above grade. <br /> <br />(b) Five hundred (500) square feet of lot area for each suite in a <br />building having five (5) or more stories above grade. <br /> <br />In the application of this section, no story used in whole or in part <br />for parking of automobiles shall be counted as a story. <br /> <br />Section 1114.0~ MAXlMUM LOT COVERAGE <br /> <br />The maximum lot coverage for any building constructed in ale use <br />district shall be thirty percent (30%). The lot coverage shall apply <br />from the grade to the sky, excluding that portion of a garage extend- <br />ing above grade in conformity with Section 1114.08 (b). <br /> <br />Section 1114,05 BUILDING LINE. <br /> <br />The building lines shall be as established in Chapter 35 of the Zoning <br />Code or a distance equal to sixty percent (60%) of the height of the <br />building measured from the base of the building to the center of the <br />street, whichever gives the greatest set-back of the building. Fences <br />or walls shall not be constructed or placed in front of the building line. <br /> <br />Section 1114.06 MINIMUM REAR AND SIDE YARD <br /> <br />In a Class le Use District, rear yards and side yards shall be provided. <br />The least dimension of each such yard shall be not less than sixty per- <br />cent (60%) of the height of the building but in no case shall such <br />least dimension be less than ten (10) feet. For each two (2) feet both <br />side yards and the rear yard are increased over the required dimension, <br />five (5) square feet may be subtracted from the required lot area for <br />each suite. <br /> <br />Section 1114.07 MAXIMUM HEIGHT <br /> <br />The Height of a building shall be controlled by the side yard <br />requirements. <br /> <br /> <br />
