-2- <br /> <br />Section ].701.02 Modification of Plans <br /> <br />If, in the cpinion of the Planning Commission, any <br />of the provisions or requirements of this Chapter 17 <br />would wor:~ an undue hardship, they may be modified <br />'by approval of the Commission and an affirmative vote <br />of the majority of the members elected to Council. <br /> <br />Section 1701.03 General Requirements <br /> <br />After the effective date of this ordinance,'no sub- <br />division or allotment in the City of Lakewood shall <br />be permitted which does not meet the following <br />requirements: <br /> <br />(a) ~inimum width of streets: The minimum dedicated <br />right of way of any proposed street shall be forty <br />(40') feet. <br /> <br />(b) Dead end streets: Ail ~ead end streets shall <br />terminate at a turning circle having a minimum <br />outside diameter of fifty (50') feet. <br /> <br />(c) Sublot ~rontaqe: Ail sublots shall abut at <br />least seventy (70') feet on a public street except <br />that if such lot abuts a curved portion of the <br />street, the width of the lot at the street line <br />shall be not less than forty (40') feet,provided,however, <br />that in no c~s~he w$~h~of such lot be less than 70 <br /> (() .!]ub].ct c~;!)tn: Ail sublot~ shall havc a ~epth of <br /> <br /> (e) Sublot area: All sublots shall have an area of <br />at least lc,000 square feet. <br /> <br />(f) Buildinq l~ne: In all subdivisions or allotments <br />hereafter created, the building line shall be set by <br />the Planning Commission. <br /> <br />S~ction 1701.0;% Requirements of Preliminarv Plan <br /> <br />(a) The owner shall prepare a preliminary plan of the <br />subdivision including a profile of all streets. <br /> <br />(b) The scale of the plan shall be not less than one <br />inch equals .~i2~y ~.ct (~" 5~'). ~D~.profi3c <br />may be prepared on standard cross-section paper and <br />shall have a horizontal scale of one inch equals fifty <br />feet (1" = 50') and a vertical scale of one inch equals <br />five feet (1" = 5'). <br /> <br />(c) The preliminary plan shall show the boundary <br />outline of the land to be subdivided; the location <br />and names of boundary streets or streets terminating <br />at the boundaries; the proposed arrangement of <br />streets and sublots with approximate dimensions and <br />all buildings or structures located on abutting pro- <br />perties. Such preliminary plan shall also show all <br />existing water courses, culverts, storm and sanitary <br />sewers, water mains, gas wells and all ezisting features <br />pertinent to ~he plotting of the subdivision. <br /> <br /> <br />
