12. Rent Demand. Every demand for rent due wherever and whenever'made shall <br />have the same effect as if made at the time it falls due and at the place of <br />payment, and after the service of any notice or co~nencement of any suit, or <br />final judgment therein, Lessor may receive and collect any rent due, and such <br />collection or receipt shall not operate as a waiver of nor affect such <br />notice, suit or judgment. <br /> <br />13. Notices. Any notice or consent required to be given by or on behalf of <br />eithe~ party upon the other shall be in writing and shall be given by mailing <br />such notice or consent by registered or certified mail addressed to the other <br />party at the address hereinbefore specified, or at such other address as may <br />be specified from time to time in writing delivered to the other party. <br /> <br />14. No Representation by Lessor. Lessor and its. agents have made no <br />representations or promises with respect to the Premises except as herein <br />expressly set forth, and the taking of possession of the Premises by Lessee <br />shall be conclusive evidence as against Lessee that the Premises were in good <br />and satisfactory condition at the time such possession was so taken. <br /> <br />15. Waiver. No waiver of any condition:, legal right or remedy shall be <br />tmpli'ed by the failure of Lessor to declare a forfeiture, or for any other <br />reason, and no waiver of any condition or covenant shall be valid unless it be <br />in writing signed by Lessor. <br /> <br />16. Benefit of Lease. This Lease and all the covenants, conditions and <br />provisions herein contained shall inure to the benefit of and be binding upon <br />the successors and assigns, respectively, of the parties hereto, provided, <br />however, that no asdgnment or other alienation of its leasehold interest by, <br />from, through, or under Lessee in violation of the provisions hereof shall <br />vest in the assignee or such other person any right, title or interest what- <br />ever. <br /> <br />17. Quiet Enjoyment. Lessor hereby covenants and agrees that if Lessee shall <br />perform all the covenants and agreements herein stipulated to be performed on <br />Lessee's part, Lessee shall at all times during the continuances hereof have <br />the peaceable and quiet enjoyment and possession of the Premises without any <br />manner of let or hindrance from Lessor or any person or persons lawfully <br />claiming the Premises. <br /> <br />18. Option to Purchase. Lessor does hereby grant to Lessee the right and <br />option to purchase the above described premises upon the terms and conditions <br />herein set forth at the following prices, provided said option is exercised <br />within the period of time specified, to wit: <br /> <br />a) <br /> <br />For the price of Eighty-Five Thousand Dollars ($85,000.00) provided <br />such option is exercised during the period cummencing on the first <br />day of March, 1975 and ending on the 28th day of February, 1978. <br /> <br />b) <br /> <br />For the price of Ninety-Five Thousand Dollars ($95,000.00) provided <br />such option is exercised during the period commencing on the first <br />day of March, 1978 and ending on the 28th day of February, 1981. <br /> <br />c) <br /> <br />For the price of One Hundred and Five Thousand Dollars ($105,000.00) <br />prided such option is exercised during the period commencing on the <br />first day of March, 1981 and ending on the 28th day of February, 19831 <br /> <br />-4- <br /> <br /> <br />
