Said sum shall be deposited in escrow by Purchaser as <br /> hereinafter set forth. <br /> 3) Seller agrees to convey the above described premises to Purchaser by <br /> good and sufficient warranty deed conveying said premises to Purchaser free and <br /> clear of all liens and encumbrances whatsoever except taxes and assessments, both <br /> general and special for the current half of the taxable year and thereafter, <br /> conditions, reStrictions, reservations and easements of record, if any, and <br /> zoning ordinances. <br /> 4) The parties agree that all funds, documents and other papers necessary <br /> to complete this transaction in accordance with the terms hereof shall be deposi- <br /> ted in escrow at Lawyers Title Insurance Corporation, 723 Superior Avenue, <br /> Cleveland, Ohio 44114 within thirty (30) days next following the date of this <br /> agreement. <br /> 5) Taxes and assessments, both. general and special, shall be prorated as <br /> of the date the aforesaid warranty deed is filed for record in the Office of the <br /> Recorder of Cuyahoga County, Ohio, using the last available tax rate and valua- <br /> tion for computing tax prorations. <br /> <br /> <br />
