(1) That beginning January l, 1984, it will pay to said Lessor, <br />its successors or assigns, the yearly rent of Fifteen Thousand Dollars <br />($15,000) for a period of 20 years in monthly installments of One Thousand <br />Two Hundred Fifty ($1,250.001 Dollars each, in advance, on the first day of <br />each and every month during said term at the office of the community Develop- <br />Corporation of Lakewood, Ohio, at 12650 Detroit Avenue, Lakewood, Ohio. <br /> <br /> (2) Lessee at its own costs will make all necessary repairs to <br />the interior of the premises occupied by Lessee for its Office On Aging and <br />will at 'its own cost, blacktop, repair and maintain the parking lot area and <br />will indemnify and save harmless said Lessor from any and all claims of <br />damages by reason of any repairs or improvements which may be made by said <br />Lessee on said premises. <br /> <br /> (2) Lessee shall maintain the walks and drives adjacent to the <br />area occupied by Lessee and shall keep said walks and drives as well as the <br />parking area cleared of snow and passable. <br /> <br /> (4) Lessee will indemnify and save harmless the Lessor from and <br /> against all loss, liability and damages for injuries to persons or property <br /> arising or resulting from the use and occupancy by the Lessee of the demised <br /> premises or resulting from any tortous or negligent act or default of the <br /> Lessee or the employees or agents of the Lessee on, in or about said <br /> premises, together with all costs, expenses and attorneys fees incurred with <br /> respect to any such claim, demand or legal proceeding brought against the <br /> Lessor. <br /> <br /> (5) Lessee shall pay the costs of all utility services to the leas- <br /> ed premises. <br /> <br /> <br />
