Lessor covenants and agrees, at the sole cost and expense to the Lessor, to make the fcllowing alterations and improvements to said premises ir. accordance with the specifications furnished by the Lessee: 1. Lower ceilings with grid system; 2. Install central air co:~ditioning; 3. Full walls and/or partitions to be installed as determined by City to provide six enclosed offices and four conference rooms; 4. Installation of new carpeting; 5. Two bathrooms to be remodeled including the relocation of one bathroom, if necessary; 6. Six daytime parking spaces and five nighttim~ parkin~ spaces guaranteed ~d'th two under cover; and 7. Instollation of new light fixtures. Said improvements are to be completed on or before September l, 1984, unless the Lessor is ~elayed by a cause beyond her reasonable control in which event, the same shall be completed within a reasonable time after said date. Lessee shall receive credit for rent payments for any and all time Lessee is unable to occupy the premises after September l, 1984. Lessee shall maintain the walks and drives and keep them passable and cleared of snow. Lessor agrees that she will at her own and sole expense, make all repairs to and maintain the exterior of the building and make such repairs to the interior of the premises as relates to its general condition and Lessee shall, at its own and sole expense, make all necessary interior repairs required by reason of its use and occupancy of the premises. Said premises are to be used and occupied as a Youth Services Office.
