Full walls and/or partitions to be installed as determined <br />by City to provide six enclosed offices and four conference rooms; 4. <br />Installation of new carpeting; 5. Two bathrooms to be remodeled including the <br />relocation of one bathroom, if necessary; 6. Six daytime parking spaces and <br />five nighttim~ parkin~ spaces guaranteed ~d'th two under cover; and 7. <br />Instollation of new light fixtures. <br /> <br />Said improvements are to be completed on or before September l, 1984, unless <br />the Lessor is ~elayed by a cause beyond her reasonable control in which event, <br />the same shall be completed within a reasonable time after said date. Lessee <br />shall receive credit for rent payments for any and all time Lessee is unable to <br />occupy the premises after September l, 1984. <br /> <br />Lessee shall maintain the walks and drives and keep them passable and cleared <br />of snow. <br /> <br />Lessor agrees that she will at her own and sole expense, make all repairs to <br />and maintain the exterior of the building and make such repairs to the interior <br />of the premises as relates to its general condition and Lessee shall, at its <br />own and sole expense, make all necessary interior repairs required by reason of <br />its use and occupancy of the premises. <br /> <br />Said premises are to be used and occupied as a Youth Services Office. <br /> <br /> <br />
