more flexible regulations designed to accommodate <br />these activities in a reasonable and equitable <br />manner, while safeguarding both the property <br />rights of all individuals and the health, safety <br />and general welfare of the community. Toward these <br />ends, it is recognized that this ordinance should <br />provide for more detailed evaluation of each use <br />conditionally permissible in a specific district <br />with respect to such considerations as location, <br />design, size, method(s) of operation, intensity of <br />use, public facilities requirements and traffic <br />generation. Accordingly, conditional use permits <br />shall conform to the procedures and requirements of <br />this Chapter. <br /> <br />1120.10 <br /> <br />CONTENTS OF CONDITIONAL <br />APPLICATION. <br /> <br />USE PERMIT <br /> <br />Any owner or agent thereof, of property for which a <br />conditional use is proposed, shall make an <br />application for a conditional use permit by filing <br />it with the Building Commissioner, who shall within <br />fourteen (14) days transmit it to the Board of <br />Zoning Code Appeals. Such application at a minimum <br />shall contain the following information: <br /> <br />(a) <br /> <br />(b) <br />(c) <br />(d) <br />(e) <br />(f) <br /> <br />(g) <br /> <br />(h) <br /> <br />(i) <br /> <br />(j) <br /> <br /> Name, address and phone number of the <br />applicant; <br />Legal description of the property; <br />Zoning district; <br />Description of existing use; <br />Description of proposed conditional use; <br />A plan of the proposed site for the <br />.conditional use showing the location of all <br />buildings, parking and loading areas, streets <br />and traffic accesses, open spaces, refuse and <br />service areas, utilities, signs, yards, <br /> landscaping features, and such other <br /> information as the Board may require; <br />A narrative statement discussing the <br />compatibility of the proposed use with the <br />existing uses of adjacent properties and with <br />the comprehensive plan, to include an <br />evaluation of the effects on adjoining <br />properties of such elements as traffic <br />circulation, noise, glare, odor, fumes, <br />vibration and such other elements as the <br />Board may require. <br />A list containing the names and mailing <br />addresses of all owners of property within <br />one thousand (1,000) feet of the property in <br />question; <br />A fee as established by ordinance or <br />resolution; <br />A narrative addressing each of the applicable <br />criteria contained in Section 1120.11 and <br />1120.30 and the appropriate following Section <br />relating to the specific use requested. <br /> <br />1120.11 GENERAL STANDARDS FOR ALL CONDITIONAL <br /> USES. <br /> <br />In addition to the specified requirements for <br />conditionally permitted uses as specified in <br />Section 1120.30 and following Sections, the Board <br />shall review the particular facts and circumstances <br />of each proposed use in terms of the following <br />standards and shall find adequate evidence showing <br />that such use at the proposed location: <br /> <br />2 <br /> <br /> <br />
