(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />(f) <br /> <br />(g) <br /> <br />(h) <br /> <br />(i) <br /> <br />Is in fact a conditional use as established " <br />under the provisions of the Zoning Code, <br />including this Chapter, for the zoning <br />district involved; <br />Will be in accordance with the general <br />objectives, or with any specific objective, <br />of the City's comprehensive plan and/or the <br />zoning ordinances; <br />Will be designed, constructed, operated, <br />maintained so as to be harmonious and <br />appropriate in appearance with the existing <br />or intended character of the general vicinity <br />and that such use will not change, the <br />essential character of the same area; <br />Will not be hazardous or disturbing to <br />existing or future neighboring uses; <br />Will be served adequately by essential public <br />facilities and services such as highways, <br />streets, police and fire protection, drainage <br />structures, refuse disposal, water and sewer, <br />and schools; or that the persons or agencies <br />responsible for the establishment of the <br />proposed use shall be able to provide <br />adequately any such services; <br />Will not create excessive additional <br />requirements at public cost for public <br />facilities and services and will not be <br />detrimental to the economic welfare of the <br />community; <br />Will not involve uses, activities, processes, <br />materials, equipment and conditions of <br />operation that will be detrimental to any <br />persons, property, or the general welfare by <br />reason of excessive production of traffic, <br />noise, smoke, fumes, glare, or odors, litter, <br />congestion or other causes. <br />Will have vehicular approaches to the <br />property which shall be so designed as not to . <br />create an interference with traffic on <br />surrounding public thoroughfares; <br />Will not result in the destruction, loss, or <br />damage of a natural, scenic, or historic <br />feature of major importance. <br /> <br />1120.30 SPECIFIC CRITERIA FOR CONDITIONAL USES. <br /> <br />The following sections contain specific conditional <br />use criteria and requirements for those uses <br />conditionally permitted by this Chapter or the <br />Zoning Code. Nothing in this Section shall <br />prohibit the Board of Zoning Code Appeals from <br />prescribing supplementary conditions and safeguards <br />in addition to these requirements in accordance <br />with this Chapter. <br /> <br />1120.31 ADULT ORIENTED BUSINESSES. <br /> <br />(a) Purpose: In the enactment, execution and <br />enforcement of this title, it is recognized that <br />there are certain uses which, due to the nature of <br />their operation, are recognized as having seriously <br />objectionable operational characteristics, particu- <br />larly when several of said uses are concentrated in <br />close proximity toeach other thereby having a <br />detrimental effect upon the surrounding area. The <br />regulation of these uses is necessary to insure <br />that the detrimental effects will not contribute to <br />the blighting, downgrading or other diminution of <br /> <br />3 <br /> <br /> <br />
