Exclusive Redevelopment Riqhts. <br /> <br /> The Redeveloper is hereby granted the exclusive right to <br />acquire, redevelop, construct, own, operate, lease and manage <br />the Project and agrees to do so subject to conveyance of the <br />non-public purpose portion of the Redevelopment Properties by <br />the City to Redeveloper and 'in accordance with the terms of <br />this Agreement and the redevelopment time schedule hereinafter <br />set out. Such redevelopment shall be made in accordance with <br />the approved Project Plans (hereinafter defined) and the City's <br />requirements with respect to the Lakewood City Center Plan Area. <br /> <br /> Section 4. Redeveloper's Project Plan~. <br /> <br /> (a) Schematic Designs, etc. <br /> <br /> Schematic designs ("Schematic Designs"), preliminary <br /> <br />plans ("Preliminary Plans,,), site plans ("site Plans"), <br />construction drawings and specifications ("Construction Plans") <br />and other plans for the Project (collectively, the "Project <br />Plans") or any phase thereof shall be subject to the <br />requirements and approval of the City following submission and <br />presentation of such designs, plans, drawings and <br />specifications to appropriate regulatory.bodies or officials of <br />the City and City Council, as required by the Charter or <br />governing Ordinances of the City. The City shall not refuse to <br />approve the Construction Plans, Site Plans, Preliminary Plans <br />or any other Project Plans of the Redeveloper for reasons which <br />are inconsistent with approvals previously given with respect <br />to prior submissions concerning the Project, provided however, <br /> <br />- 15 - <br /> <br /> <br />
