LEASE AGREEMENT <br /> <br />Made at Lakewood, Ohio this day of ,2000, by and' between <br />Sandra L. Athanas, 1253 Hathaway Avenue, Lakewood, Ohio (hereinafter also referred <br />to as "Lessor"), party of the first part, and the City of Lakewood, Ohio, 12650 Detroit <br />Avenue, Lakewood, Ohio, (hereinafter also referred to as "Lessee"), party of the second <br />part. <br /> <br />WlTNESSETH: <br /> <br />ARTICLE I <br /> <br />DEMISED PREMISES <br /> <br />The lessor, for and in consideration of the payment of rent and the performance by Lessee <br />of the covenants and agreements as hereinafter set forth, does hereby demise, let and <br />lease unto the Lessee and Lessee does hereby accept from Lessor the property herein <br />called "Demised Premises", consisting of approximately three thousand square feet <br />(3,000) of'office area located in a building owned by Lessor on premises located at <br />13614-16 Madison Avenue, Lakewood, Ohio. <br /> <br />Said rental space shall consist of the following: <br /> <br />A) <br /> <br />B) <br /> <br />Approximately three thousand square feet (3,000) of office space <br />representing the entire first floor of said building and aA of basement. <br />One two car (2) garage, five (5) daytime and five (5) nighttime parking <br />spaces guaranteed. <br /> <br />ARTICLE II <br /> <br />TERM OF LEASE <br /> <br />The term of said lease shall be for a period of eighteen months (18) commencing on the <br />first day of ,2000 and ending on the last day of ,2002. <br /> <br />ARTICLE III <br /> <br /> Lessee covenants and agrees to pay Lessor as rent for the Demised Premises the <br />total sum of thirty-two thousand four hundred dollars ($32,400.00) per year, said sum to <br />be payable in equal monthly installments of two thousand seven hundred dollars <br />($2,700.00) per month each on the first day of each calendar month, in advance, from the <br />commencement of the term of this lease. <br /> <br /> <br />
