ARTICLE IV <br /> <br />OPTION TO RENEW <br /> <br />The Lessee at its sole option shall have the right to renew said lease at the expiration of <br />the term of the base lease for a period of one (1) year by giving written notice to the <br />Lessor prior to ninety (90) days from the expiration of said lease. <br /> <br />Should the Lessee elect to exercise the above option, it shall also have the right to renew <br />said lease at the expiration of the first option year for an additional one (1) year by giving <br />written notice to the Lessor prior to ninety (90) days from the expiration of the first <br />option year. <br /> <br />The renewal for the option year(s) shall be thirty-two thousand four hundred dollars <br />(32,400.00) per year, said sum to be payable in equal monthly installments of two <br />thousand seven hundred dollars ($2,700.00) per month each on the first day of each <br />calendar month, in advance. <br /> <br />In addition to the rent set forth above for the option year(s) Lessee shall pay it's prorated <br />share of any increase in real estate taxes for any increase in excess of the term covered by <br />the base lease of assessments both general and special, levies and governmental <br />impositions and charges of every kind and nature whatsoever. ("Taxes") <br /> <br />ARTICLE V <br /> <br />UTILITIES <br /> <br />Lessee shall pay the costs of all gas, electricity and telephone service to <br />the leased premises and Lessor shall pay the cost of water and sewer <br />utility service charges. <br /> <br />Lessee covenants and agrees that at all times its use of any such services <br />shall never exceed the capacity of the mains, feeders, ducts and conduits <br />bringing same to the Demised Premises or of the outlets, risers, wiring, <br />piping, duct work, or other means of distribution of such service within the <br />Demised Premises. <br /> <br />ARTICLE VI <br /> <br />USE OF PREMISES <br /> <br />Lessee covenants and agrees that the Demised Premises during the term <br />hereof shall be occupied and used for the sole purpose of office space. <br /> <br />Lessee covenants and agrees to use, maintain and occupy the Demised <br />Premises in a careful, safe and proper manner and will not permit waste of <br />the maintenance of a nuisance therein. Lessee will keep the Demised <br />Premises and appurtenances and the adjoining areas and sidewalks in a <br />clean, safe and healthy condition and further agrees to clean the snow and <br /> <br /> <br />
