The asbestos-containing pipe insulation and areas containing Wall and ceilir~g plaster in <br />Building 2 were in poor condition.and significantly damaged in some areas. Asbestos- <br />containing wall plaster, floor tile and mastic found in Building 1 were observed to be <br />non-friable and in good condition; <br /> <br />The EDR report identified one LUST site locat~l at 11836 Detroit Avenue that is within <br />1/8-mile west of the Proper{Y. Based on the distance of this site from the Property and <br />regional geologic conditions, a release fxom this facility could affect the Prop~y. <br />Potential chemicals of concern include total petroleum hydrocarbons 'and BTEX. <br /> <br />According to .a Phase I Environmental Site Assessment report prepared by Eleclro: <br />Analytical Group in September 1996, the Payless Shoes store and parking lot to the <br />immediate east of the Property was a former Sohio gas station between 1950 and 1980. <br />Two 8,000-gallon USTs and one 4,000-gallon UST were removed in March 1987. <br />During site improvement activities at the former Sohio station between 1988 and 1989, <br />free product was' discovered. To date, no investigations or remediation has been <br />performed. Based on the distance of ~his site from the Property and regional geologic <br />conditions, a release from this site could affect the Property. Potential chemicals of <br />concern include total petroleum hydrocarbons and BTEX. <br /> <br />REMEDIATION PLAN <br />HAI believes that remediation at the Property is required due to the following: 1) The potential for a <br />release of asbestos i~to the soils during rehabilitation and renovation of Buildings 1 and 2; and 2) the <br />potential for groundwater contmx~ination from offsite sources. Asbestos-contsining materials identified <br />in Buildings 1 and 2 will be removed and properly disposed of prior to rehabilitation and renovation. <br /> <br />Monitoring wells will be installed at the Property to evaluate groundwater contaminatiOn due to offsite <br />sources, iTmally, the Certified Professional will prepare a No Further Action Letler, with its required <br />Checklist, Summary and other support documents. <br /> <br />The plsrmed voluntary action and remediation tasks are outlined below: <br /> <br /> <br />
