Premises with Tenant's name on It. Any replacements of same shall be at Tenant's sole <br />cost and expense. <br />19. RESERVED RIGHTS <br />Landlord reserves the following rights, any or all of which may be exercised at Landlord's <br />discretion at any time and from time to time during the Term: <br />(a) To change the name or street address of the Building, or of the door number of the <br />Premises; <br />(b) To grant to anyone the exclusive right to conduct any particular business or <br />undertaking in the Building, so long as such grant does not preclude Tenant from <br />operating as it then operates in the Premises; <br />(c) To enter the Premises upon reasonable advance notice (but no notice will be <br />required in an emergency situation) at all times (1) to make such inspections, repairs, <br />alterations, Improvements or additions as Landlord may deem necessary, desirable, <br />or is required pursuant to this Lease, (2) to remedy any default of Tenant, (3) to <br />exhibit the Premises to others, and, during the last ninety (90) days of the Term, to <br />make such alterations, remodeling, and repairs as Landlord may determine to be <br />appropriate in order to prepare the Premises for occupancy by another tenant <br />(provided that Tenant shall have vacated the Premises prior to the commencement of <br />any such work); and (4) for any purpose whatsoever related to the safety, protection, <br />preservation or improvement of the Property or of Landlord's interest therein; <br />(d) To make repairs, alterations or Improvements in or to the Building, the Property, or <br />any portion thereof, and, during the performance of such work, to close temporarily <br />any entrances, doors, corridors, elevators or other facilities; <br />(e) To charge to Tenant any and all costs and expenses, including but not limited to any <br />premium payable for overtime, incurred by Landlord for any repairs, alterations, <br />decorating or other work in the Premises made at Tenant's request; and <br />(f) To designate specific areas for parking by Tenant's employees, licensees and <br />Invitees, to identify particular areas for handicapped parking and to make any other <br />designation of specific parking or other common areas as Landlord may deem to be <br />appropriate. <br />Landlord may exercise any or all of the foregoing rights without being liable to Tenant <br />except as otherwise provided In this Lease; and no such act shall constitute eviction (either <br />constructive or actual), or shall entitle Tenant to any deferral, suspension, withholding, <br />offset, elimination or abatement of Rentals. <br />20. CONDITION OF THE PREMISES <br />Tenant agrees to take possession the Premises on the Commencement Date in Its then <br />"as -is" condition and Landlord has no obligation to make any Improvements to the <br />Premises. <br />21, SECURITY DEPOSIT (INTENTIONALLY OMITTED) <br />12 <br />
