M.~l. RESOLUTION N0. 85-65 Page -3- Sectiol} 3. The Special Use Permit granted herein is subject to _the following terms and conditions: A. That the strip of land 15 feet wide and extending West from S.O.M. Center Road between parallel lines a distance of 348 feet to the stone, as set forth in the legal description of the property, shall not be considered or included in said Special Use Permit and said strip of land shall continue to remain as a Class U-1 Use District and no parking of any vehicles shall be permitted thereon; B. The Building existing on the premises as of the date hereof shall not be enlarged, altered or expanded; C. The Permittee shall maintain the wooden split two rail fence along the Southerly property line from the existing eight foot chain link fence to the rear of the garage on the residential property to the South; D. The Permittee shall maintain the four foot chain link fence with metal inserts or "slats" designed so as to create a fence opaque in nature on the East property line from the North end of the existing driveway to the North property line; E. All fences either existing or erected in accordance herewith shall be kept and maintained in good condition by the Permittee; F. The Permittee shall not erect any signs on the subject property except those existing as of the date of the adoption hereof ; G. This permit shall not be assigned or transferred without first obtaining the approval of the Planning and Zoning Commission and Council of Mayfield Village; H. No Nuisance shall be maintained or permitted on the premises; I. There shall be no burning of tars or rubbish on the premises; J. All automobiles. shall be removed from. the premises within ninety (90) days from the date they are first brought on to the premises; K. Except for abandoned automobiles, all automobiles on the premises shall bear a valid State License Plate and have current Ohio License Plate Validation Stickers or their equivalent from another State. L. This Permit may be suspended for any period of time or revoked by the Planning and Zoning Commission upon 10 days written notice and hearing for any one or more of the following reasons: (1) Failure to comply with any laws or ordinances applicable to the. business and operation of the auto body repair shop or towing service for automobiles; (2) Failure to pay any taxes due to Mayfield Village in connection with the business of the Permittee. (3) Operation of the business authorized by this Permit in a manner determined by the Planning and Zoning Commission to be detrimental to the health, safety, morals or welfare of the residents of Mayfield Village or in such
