-6- <br />4.5 SEWER FACILITIES <br />4.51 The Board of Appeals may prohihit installation of sewage disposal <br />facilities requiring soil absorption systems where such systems will not <br />Punction due to high ground water, flooding, or unsuitable soil character- <br />istics. The Board of Appeals may require that the subdivider note on <br />the face of the plat and in any deed of conveyance that soil absorption <br />fields are prohibited in designated areas. <br />4.52 The Board o£ Appeals may prescribe adequate methods for waste disposal. <br />If a sanitary sewer system is located on or near the proposed subdivision,the <br />the Board of Appeals shall require the subdivider to provide sewage facilities <br />to connect to this system where practical, and shall prescribe the pro- <br />cedures to be followed by the subdivider in connecting to the system. <br />4.6 WATER FACILITIES <br />All water systems located in flood prone areas, whether public or private, <br />shall be floodproo£ed to above the regional Plood protection elevation. If there is <br />an existing public water supply system on or near the subdivision, the Board of <br />Appeals may require the subdivider to connect to this system. <br />SECTION 5.0 CONDITIONS ATTACHED TO PLAT APPROVAL <br />The Board of Appeals may attach conditions including but not limited to the <br />following to the approval of plats for areas subject to development hazards: <br />5.1 Construction and modification of sewage, water supply and drainage <br />facilities to meet the standards of this Ordinance and to promote the <br />health, safety and general wel£are. <br />5.2 Requinements for construction or channel modification, dikes, levees, <br />and other protective measures. <br />5.3 Installation of flood-warning systems. <br />5.4 Imposition of operational controls, sureties, and deed restriction <br />enforceable by the Board of Appeals m restrict the types and design of <br />uses. Such restrictions may include £lood-proo£ing of intended uses, sub- <br />ject to the individual approval o£ the Board of Appeals, at the time such <br />uses are constructed, through: <br />(a) Anchorage to resist flotation and lateral movement. <br />(b) Installation of watertight doors, bulkheads, and shutters or <br />similar methods of construction. <br />(c) Reinforcement of walls to resist water pressures. <br />(d) Use of paints, membranes, or mortars to reduce seepage of water <br />through walls. <br />(e) Addition of mass or weight to structures to resist £lotation. <br />
