III
LAND USE
This chapter identifies and projects Mayfield Village's
development pattern. Separate analyses of residential,
business, industrial, community facility and right-of-way land
uses are presented; and options are introduced.. The options are
not necessarily endorsed by the community, but are instead
intended to be used in formulating the goals and objectives of
the Comprehensive Plan in Chapter VI.
The extent of Mayfield Village's development between 1959-92
follows.
HAYFIELD VILLAGE
LAND USE
Residential
Business
Industrial
Community Facilities
Rights-of-Way
Total Developed
Vacant
Total Area
ACRES
1959 1992 1959-92
305 545 240
5 55 50
5 175 170
755 1,030 275
120 300 180
1,190 2,105 915
1,330 415 (915)
PERCENT
1959 1992
25.6 25.9
0.4 2.6
0.4 8.3
63.5 48.9
10.1 14.3
100.0 100.0
52.8 16.5
100.0 100.0
2,520 2,520
Sources: The Regional Planning Commission:
County, 1959; and Robert C. Some 240 acres
were developed residentially between 1959-92.
Since 1959, business uses in the Village increased
significantly; and their percent of all development rose from
0.4$ to 2.6$ in 1992. Even more dramatic was the increase in
industrial uses from 0.4$ to 8.3$. An additional 50 acres of
business land, and 170 acres of industrial uses, were developed.
The percent of all development in Mayfield Village used for
community facilities (schools, recreation, religious, municipal
service and other uses like CEI) declined from 63.5$ in 1959 to
48.9$ in 1992. Still, 275 acres for such facilities were
added. The increase from 10.1$ to 14.3$ of all developed land
used for rights-of-way is attributable to construction of I-271
through Mayfield in 1965.
Vacant land represented 52.8$ of the Village's total area in
1959, but only 16.5$ in 1992. Some 915 acres were developed
between 1959-92; and 415 acres remain unused today.
