Center Road- just north of Higliland RoadI <br />Council President Fixler said Mr. Goldberg is here representing Sunrise Land Development. <br />1V1r. Goldberg introduced Dave Bader. He asked Mr. Bader to explain the proposal. <br />Mr. Bader said they received concept approval from P&Z (to bring it to Council) for the piece of <br />land which is bordered by Highland and S.O.M. Center Roads, the residential lot on Highland and <br />the parcel is approximately 300' from the intersection of Highland and S.O.M. Center Road. Mr. <br />Bader showed Council an exhibit (which showed the zoning.) He said the land is zoned <br />layercake--the front layer is Residential, then Offce Laboratory and then Ppoduction-Distribution. <br />Mr. Bader said the proposal we brought before Plannulg & Zoning was the subdivision of tha.t <br />land--approximately 60 acres into land areas which are set within your code. The proposal that <br />we were granted a legal opinion today on as to the residential use of residential land was to create , <br />a new road just off of Metro Park Drive a.nd create the two residential parcels along S.O.M. as <br />part of our stormwater management--so they would not be developed residential but part of the <br />stormwater management of the plan. We are in the process of surveying the property. The <br />proposal then is to create a new roadway that would go back and terminate at the back of the <br />property. In the area zoned Offce Laboratory, we have 7 parceLs that would meet the minunum 3 <br />acre requirement. The area presently zoned Distribution which has a 5-acre requirement. At the <br />Plaiuung Commission meeting, we were asked to look at creating an entrance to Parcel A. At the <br />Workshop, we had presented the entrance to this parcel adjacent to Hickory Hill. VJe were asked <br />tonight if we would look to
