Minutes of the Council Meeting <br />November 26, 2007 <br />Page 4 <br />approximately $226,000.00 of lost revenue. However, Mr. Brett reminded Council that <br />Progressive went through similar reductions in force in the mid-90's while they were in the <br />middle of building the expansion at 6300 and just prior to their expansion of Campus II on <br />S.O.M. Center Road. From what he can gather from the papers, this is a restructuring and a <br />streamlining of the actual structure of Progressive and its subsidiaries. Mr. Brett expects that we <br />will probably experience what we did in the 90's where it is a prelude to further growth. There <br />seems to be some confusion over what the Village has done vis-a-vis the Costanzo property. The <br />Village purchased the Costanzo property and was almost immediately paid $3,000,000.00 by <br />Progressive as part of the Development Agreement. The Village has invested in an additional <br />5.8 acres of property in settling that affair but we have again agreements with Progressive that <br />there will be a donation of a similar amount once the project moves forward. The Village still <br />holds title to the Costanzo property and we regard that as an asset that will be valuable in the <br />future with negotiations with Progressive. <br />We wanted to announce at this time that the Meritor Building which is at 6660 Beta Drive has <br />found a tenant for half of the building. Superior Beverage will be occupying that space. They are <br />a distributor of wine and beer. Most of their business now is east of Columbus and south of <br />Columbus. They are looking to move into the Cuyahoga County/Northeast Ohio region and they <br />will bring in 40 new employees. That will bring about $15,000.00 a year. Obviously, that will <br />not offset what we lost at Progressive, but at the same time they are hopeful to bring in their <br />headquarters at which time they will bring in 100 total employees, occupying the entire building <br />at the Meritor Building. The Mayor and Mr. Brett have worked closely with Ray Zukowski, the <br />owner of the building. For about the last year and a half they have showed that building almost <br />as often as Joe Ditchman has and we have sat down with them and helped them work out various <br />incentives. This particular move does not involve any incentives on the Village's part. The <br />owners were very interested in the possibilities that might come about as a result of the plans of <br />the innovation zone, especially access to high speed fiber or even WiMax at this point. That was <br />good news to offset the other news. The people who own Superior Beverage are first class <br />individuals. They were forthcoming with everything. They came in and gave Mr. Marrelli and <br />Mr. Brett a power point presentation put together just to show their operations and the types of <br />awards they have won. They look forward to working with the Village in a philanthropic way. <br />Mr. Marrie asked if this was the old Euclid Industries building. Mr. Brett indicated it was the old <br />Euclid Industries building which became Meritor which is now vacant. They consolidated their <br />operations into Kentucky last year. <br />Also on the agenda this evening is a revised appropriation ordinance and a list of transfers <br />contained in the appropriation ordinance. The state auditors have insisted that these be approved <br />separately at a Council meeting. We did it last year. We are repeating it again this year. It also <br />reflects changes in the appropriation as to bolstering up certain funds in anticipation of future <br />economics of the Village. <br />Also on the agenda is Ordinance 2007-25 which is the TIF ordinance for the Hilton Garden Inn. <br />This has been five years in the offing.
