Mayfield Village Zoni.ng Code <br />(e) Private streets shall provide adequate tumiug radii to accommodate all fire <br />? equipment that may access the site. <br />( fl Planning Commission shall establish the number, location, size, and extent <br />of sidewalks / paths for each proposed development. <br />1159.08 SIGNAGE <br />(a) Signage in the Planned Residential Development District shall be regulated by Chapter <br />1185.12. <br />(b) In addition to the regulations of Chaptex 1185.12, one identification sign will be <br />petrnitted for each point of vehicular access. Such identification signs are not to exceed <br />thirty-two squate feet in area and four feet in height <br />1159.09 HOMEOWNERS ASSOCIATION <br />(a) As part of a planned residential development, a homeowners association, community <br />associatioq condominium association, or similat legal entity shall be created so that such <br />association is responsible far the maintenance and control of comznon areas, including <br />open space and common drives. <br />(b) The Village Law Director shall detemiine that, based on documents submitted with the <br />development plan, the association's bylaws or code of tegulations specify the following <br />requirements: <br />_•? (1) Membership in the Association shall be mandatory for all purchasexs of units in the <br />development <br />(2) The Association shall be responsible for maintenance, control, and insurance of <br />open space and common areas, incIuding common drives. <br />(3) The Association shall have the power to impose assessments on membets for the <br />maintenance, control and insutxnce of open space and common azeas, and have the <br />power to place liens against individual properties for failure to pay assessments. <br />(4) All units must be owner occupied. <br />1159.10 DEVELOPMENT PLAN REVIEW PROCEDURES <br />(a) Pre-Application Meeting. It is recommended diat the applicant meet with the Building <br />Commissioner prior to submission of the prelimina.ry development plan ox final <br />development plan. The purpose of these meetings is to discuss early and infornully the <br />purpose and effect of this Chapter and the criteria and standards contained hexein. <br />However, no action shall be taken at such a meeting and no opinions, suggestions, or <br />recommendations discussed are to be construed by the applicant as indicating <br />subsequent approval or disapproval of the development plan. <br />(b) Submission of Preliminary Develo?ment Plan,- Contents of AVtilication for Approval. <br />The applicant shall submit 20 copies of the preliniinary development plan <br />application and the application fee to the Village Building Cominissioner, which shall <br />? <br />i <br />5
