Minutes of the Speci.al Nleetiiig of.Council <br />Moi7day, June 4,,2018 <br />Page Z <br />The applicant is hei?e so the. applicant could discuss with Council the reasons for the <br />change and discuss the.site as it currently exists but also how it could be developed under <br />the new zoning category which again for the record is under 1159 of the Ordinances of <br />the Village of Mayfield and it is entitled, Planned Residential Development District. <br />I note for the record that once this measure is addressed and if it is approved and passed <br />by the voters of Mayfield, the applicant will still have to come to the other bodies that <br />review applications to develop property in the Village which would mean the <br />architecture, the site plan itself and any other required reviews by a. professional staff <br />with the Village which would include the Building Depart.inent and also the Village's <br />Engineer to make sure that it complies with all other regulations that the Village has over <br />tlie developmerit of property within it. With that, I will turn it back to the Council <br />President. <br />Council President Saponaro stated; thank you; Mr. Coyne. I have.been a developer and builder for 35 yeais. We purchased these <br />two properties and have contracted for the third for reasons to develop it. In talking with <br />many of the residents, or I should say a couple hundred residents in the Village, everyone <br />seemed to like tlie idea of planned residential development as opposed to me just putting <br />in a cul de sac and some large houses which I can do per ordiriance, but this seemed to be <br />a better plan. It's a more popular fit for what.people are looking for today.. It's really a <br />nice fit for empty-nesters. <br />We planned on building when we get to that point 1800-3000 square foot homes, mostly <br />ranches. The size of the homes will be dictated Uy the lot so it can be a little larger than <br />they would be on some of the lots when you come straight in. <br />Soine of the concerns that people have voiced to us is whether there is enough utilities on <br />Highland Road to handle tllat neighborhood. We have been told that there are sewers and <br />tliat the watei7nains that are on that street are adequate if not larger than what we need. <br />One of the things that tlle residents we talked to liked about this neighborhood was that <br />it's like a homeowner's association. They can move in. The grass will be cut. Their <br />driveway is going to be plowed. Even though it will be made a dedicated stiā¢eet, it could <br />have t11at association feel to tlleir home. <br /> <br /> <br />? <br />?
