This would result in 9 spaces plus the visitor <br />parking. If the use is changed or the building expanded, more parking <br />could be required. Regarding the rear buffer adjacent to the residen- <br />tial area, Mr. Sanker believes that the natural buffer is sufficient. <br />In response to Mr. Thomas's question;, Mr. Dubelko stated that the <br />developer should show on the landscape plan what they intend to maintain <br />as a natural area. .;# It was explained to Mr. Hardy that this buffer <br />?1111 would be 51 feet from the rear property and from a line drawn parallel <br />,Qa$J to the building lineO The owner of the residence to the east.has indi- <br />cated to the.owner that he would like them to keep as many trees as <br />??- <br />possible on the east side of the property. T. Morgan moved that <br />Planning Commission approve the proposal to construct a b uil.ding in <br />the Limited Tndustrial area by Space Age Industrial Design including <br />incorporating the recommendations of the Architectural Board.of Review <br />relative to the screeningof the mechanical equipment on the roof and <br />the screening of the dumpster, and also that the parking spaces as <br />shown on the drawing presented this evening in the front set back area <br />which should be removed and that 12 spaces be included for parking for <br />this project behind the front set back area and that the rear buffer <br />area will be shown on the plan for future reference and said maintenance <br />by the developer and that 1 of the 12 parking spaces be designated as <br />handicapped parking, seconded by R. Bierman, and unanimousl,y approved. <br />Chairman Bums announced that the agenda would be amended to hear <br />item 1, under section IV. New Developments and Subdivisions at this <br />point. <br />1) Space Age Industrial Assembly Plat. <br />Proposal is to assemble permanent parcels 233-06-010 and 233-06-016 <br />into a single parcel having 175.00 feet of frontage containing about <br />121,870 square feet or approximately 2.798 acres of land. The parcels <br />are presently zoned Limited Industry-Industrial Park. Minimum frontage <br />required by code is 200 feet and minimum lot area is one acre in this <br />zoning classification. The parcels each are presently legally non- <br />conforming. <br />City Engineer Schaller explained that these two non-conforming lots <br />are being assembled to make one less non-conforming lot, 175 foot front- <br />age will not conform to the minimum requirement of 200 feet, however <br />the lot area does conform. B. Gorris moved to approve the proposed <br />assembly of permanent parcels number 233-06-101 and 233-06-016 into a <br />single p arcel, seconded by E. Traczyk, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />2) Suburban Auto Body, 4960 Dover Center Rd. <br />Review of site plan and change of occupancy for detached garage. <br />(Temporary variance granted by the Board of Zoning Appeals February 4, 1987). _
