PLANNING COMMISSION MARCH.24, 1987 PAGE 2 siding, seconded by T. Morgan. Roll call on motion: Gorris, Morgan, <br />Betts, Traczyk, and Burns, yes. Mr. Bierman and Mr. Thomas, no. <br />Motion carried. <br />3) Waghray office building, 24693 Lorain Road. <br />Proposal to renovate and add to existing building to convert to medical <br />office building. (Special permit granted by the Board of Zoning Appeals <br />March 4, 1987). Heard by Planning Commission March 10, 1987 and by <br />Architectural Board of Review March 18, 1987). <br />Chairman Burns advised that a special permit for a non-conforming front <br />set back had been granted by the Board of Zoning Appeals, Safety Depart- <br />ment had no objections, and read the recommendations of the Architectural <br />Board of Review stating that.: windows be downs:ized and subdivided with <br />a snap in grill; any trim be painted to match the windows; air conditioners <br />be pad mounted; that:site plan be revised; and also called attention to <br />some internal requirements which must be met prior to a Building Denart- <br />ment approval. The minutes of the Architectural Board stated that Parking <br />spaces should be 9 by 18 feet, however it was pointed out that the code <br />requires 9 by 20 feet spaces. Acting Building Commissioner Sanker stated <br />that parking conforms to code. Mr. Joyce, the contractor, explained that <br />the doctor would probably have a non-medical office on the second floor; <br />the first floor will have a wheel chair lift instead of a handicapped <br />ramp; parking has been changed as recommended.by the Architectural Board, <br />but there would be room enough to increase the size of the spaces, one <br />parking space in the front set back is for the doctor-(whose private <br />entrance is in the front) and 1 front space will be landlianked for a <br />tenant, if needed; they prefer the larger windows since they would make <br />the building look more commercial, but they will eomply to the Architec- <br />tural Board's recommendations; and that interior revisions will be included <br />in the final plans. Mr. Gorris would like the front parking spaee eliminated <br />since he believes that there could be a problem witfi backing out. Mr. <br />Joyce explained that the doctor needs this space adjacent to his entrance. <br />T, Morgan moved that the proposal to renovate and add to an existing <br />building to convert to medical office building be approved along with <br />the recommendations of the Architectural Board-of Review with the ex- <br />ception that the front parking space as shown be deleted in as much as <br />the Building Department has assured us th.ere is enough parking spaces to <br />meet the code, but those parking snaces will be 9 feet by 20 feet; and <br />that the Engineering Department have its input into the drainage and <br />runoff, seconded by E. Traczyk, and unan.imously approved. Mr. Joyce <br />again addressed the Commission at the end of the meeting (Old Business). , <br />4) Caron Properties, 23755 Lorain Road. <br />Proposal to renovate and add to office building. <br />(Special permit granted by Board of Zoning Appeals March 4, 1987). <br />Heard by Planning Commission March 10, 1987 and by Architectural Board <br />of Review March 18, 1987. <br />Mr. Wahl, architect, presented plans. which had been approved as presented <br />by the Architectural Board.
