MAY 12, 1987 PAGE 3 <br />drives, and since there are less than 20 parking spaces in the reai,. <br />they conform to the code; and there Ys nothing in the code which requires <br />a drive to accommodate tractor trailers. Assistant Law Director Dubelko <br />stated this code requirement pertains :to the access drive, into the <br />development, not the drive around the building and questioned if drives <br />were reviewed as specified in the Parking Design Standards in.the code. <br />I.t was pointed out that there is no way to know what type delivery <br />vehicles will be used, and drive should accommodate large trucks. <br />Mr. Draeger stated that a standard one lane drive is 12 feet, this is <br />a one way drive, and will function properly pointing out that there is <br />ample room (40 feet before parking area starts) in the rear.of the <br />building for trucks to-turn. It was pointed out that the sign now under <br />eonstructi.on 3:s not at the location that is shown on the plans. Mr. Hayden <br />explained that the ground sign had to be moved to conform to the location <br />specified by the code. B. Gorris moved to fonaard the Barlow Plaza <br />Phase 11, 30590 to 30954 Lorain Road to the Architectrual Board of Review <br />for their input, to the Safety Department for their input and to the <br />Engineering Department, seconded by E. Traczyk. Roll call on motion: <br />Gorris, Traczyk, Bierman, Betts, and Burns, yes. Mr. Thomas, no. <br />Motion carried. • <br />4) Carriage Carpet Building Addition, 25151 Lorain Road <br />Proposal to construct addition to west of existing building. <br />Mr. Draeger, architect, preserited plans for the addition explaining that <br />it wi.ll match the existing exactly but will only have one leve:l and.will <br />contain two units. He explained that there are two 12 foot drivewails <br />on either side of the existing building, and that they receive daily <br />deliveries by tractor-trailers without having any problems circulating <br />around the back of the building since there is 50 feet of paved area <br />in the rear of the b uilding in order to turn. He further explained <br />that the'se plans are to be altered somewhat since 15 feet will be <br />reinoved for the rear of the "L" shaped portion of the buiding thus <br />Xeducing the the addition to less than 12,000 square feet. Two exist- <br />ing curb cuts wi11 be eliminated and one will be relocated to the west. <br />Mr. Gorris would like the Building Department to check the parking for <br />the entire development, specifically the number of spaces and the square <br />footage of the existing b uilding as well as the addition. City Engineer <br />Schaller explained-that a lot split and assembly of property would be <br />Xequired and that the remaining.portion of the lot (Speedy Muffler King) <br />could require a variance. Assistant Law Director Dubelko advised that <br />since a variance wi11 probably be required the proposal should not go <br />the'the Architectural Board tmtil it:'is granted. He further advised <br />that 2 loading spaces must be provided for this size building and that <br />there:must be 50 feet'between the loadiug space and a residential pro- <br />perty. Commission is concerned about the width? of the drives and <br />Mr. Thomas pointed out that they had required Lorain.Corporation to <br />cut down tfie size of their-building-in order to increase the size of <br />their drives. B. Gorris moved to refer the Carriage Carpet Buiding <br />addition,.25151 Lorain Road to the Architectural Board of Review for <br />their input, to the Safetg.Department for their input and to the <br />Engineering.Department, we.wonld like the Safety Department to pay <br />particular attention to the ingress and egress to the parcel and the
