? ?- <br />. <br />` - <br />PLANNING COMMISSION MAY 12,' 1987 PAGE 4 <br />abilit;y to access all parts, of the parcel, we would also like them:to <br />pay particular attention to the location of the proposed curb cuts <br />especially considering the existing easterly most curb cut of,the Shell <br />Oil station; when this comes back, we would like all parking on both. <br />the existing building and the proposed building detailed, in the meantime <br />we would like the Building Department to review all the parking for <br />adequacy; we would also like the Building Department to come back with <br />a ruling on what a driveway is specifically in the area of the code, <br />Section .1213.02 as it addresses driveway and talks about 1 lane and <br />2 lanes, we would like to know exactly what the Building Department's <br />opinion is of where there is a 2 lane needed, where there is a 1 lane <br />needed, so that we know from the code whether or not the proposed drive <br />to the rear of the parcel is adequate; we would also request that the <br />Building Department would interpret for us the loading zones, especially <br />in light of what Mr. Dubelko raised as far as the proximityjto the <br />residential area to tlie rear; and also would like the Architectural <br />Review Board to pay particular attention to the screening for the <br />rear residential property, seconded by J. Thomas. At this point Mr. <br />Dubelko advised since the required loading areas are not shown and <br />there does not appear to be ample space for them without changing the <br />confi.guration of the building, he has concerns about referring the . <br />proposal to the Architectural Board of Review and_suggested postponing <br />this. Mr. Gorris agreed to amend his motion to delete referral to the <br />Architectural Board. Mre Thomas seconded the amended motion, and <br />motion was approved unanimously approved. <br />5) Drug Mart, 24485 Lorain Road <br />Proposal to construct addition (for storage) on rear of building. <br />No representative is present. B. Gorris moved to tab le the Drug Mart <br />proposal until a representative comes, seconded by E. Traczyk, and <br />unanimously approved. <br />6) Great Northern Shopping Center Plaza South, Country Club Blvd. <br />Proposal to lnodify parking area and driveway with the possible enlargement <br />of the curb cut on Country Club Blvd. <br />Mr. Carlisle and Mr, Papandras, representing Biskind Development Company, <br />explai,ned that this proposal will be enlarging the curb cut and will not <br />be changing the parking, Captain Smith of the North Oltnsted.Fire Depart- <br />ment has advised them that they could not navigate fire vehi;cles onto the <br />site on the existing drive, City Engineering Schaller stated that this <br />would be an improvement and that 1 fire hydrant would have to be removed. <br />The Commission had no objection to the pronosal. R. Bierman moved to <br />approve the proposal to modify the turning radius on the southeast corner <br />of Country Club Blvd for Great Northern Shopping Center Plaaa South as <br />per the plans dated 5/11/87, seconded by E. Traczyk, and unanimously <br />approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />No items. <br />V. COMM[JNICATIONS :
