y <br />PLANNING COMMISSION MAY 26, 1987 PAGE 2 <br />3) Barlow Plaza Phase II, 30590 to 30594 Lorain Road <br />Proposal to add second phase of retail shopping center. <br />Heard by Architectural Board of Review May 20, 1987. <br />Iir. Acciarri, architect, and Mr. and Mrs. Hayden, owners, presented <br />plans which had been approved by the Architectural Board of Review <br />with the condition if a dumpster is installed it must be screened on <br />3 sides. They had:no objection to this condition. Fire Department had <br />no pbjection to the*plans as proposed. The Police Department had no <br />problem with the ingress or egress to the property but regarding the <br />dXiye to the rear of the building, they pointed out that tlie turn <br />could be made by a cr.uiser, but if the adjacent parking spaces were <br />occupied a larger vehicle could not make the turn. In reference to <br />anothei proposal, Mr. Gorris had requested information.on code re- <br />qui.rements of driveways, but Acting Building Commissioner Sanker is <br />attending another meeting and that information is not avialable. <br />Mz. Acciarri explained that drives are to be oneway, they had not <br />planned on posting•them as such since traffic is not heavy, but they <br />will mark them one way if the Commission requires it. Mr. Hayden <br />stated that his deliveries are made by 40 foot trucks and:they have <br />no problem With the one drive on the first building and with the com- <br />pletion of phase 2 there_will be drives on each side of the building. <br />Mr, Acciarri stated that the rear parking.is for employees and the <br />owner could ask them to move those cars, and there are 4 extra parking <br />sgaces. J. Thomas moved that the Barlow Plaza, 30600 Lorain Road, that <br />phase TI, be approved with the condition that the developer increase <br />the size of the eastern driveway by a minimum of 5 feet to accommodate <br />current truck traffic as well as to accommodate an_y future traffic that <br />is a circumstance of future uses of th at b uilding, seconded by T. Morgan. <br />Roll call on motion: Thomas, Morgan, and Bierman, yes. Gorris, Traczyk, <br />and Burns, no. Motion failed to pass. B. Gorris moved to approve the <br />Barlow-Plaza proposal incorporating the recommeridations of the Architec- <br />tural Review Board, this approval is conditional upon the findings of <br />the B,uilding Department that the driveway as proposed meets the code <br />(thzs only pertains to the eastern driveway) and to reiterate to the <br />Building Department.that T had requested at the last meeting that they <br />advise us and now request that they pass.this information on to the <br />BZD Cpmmi.ttee as far.as the xnterpretation of the code as it addresses <br />dxiveways-, if proposal meets eode T am approving- i.t, seconded by E. <br />Txaczyk, Roll ca11 on motion: Gorris, Traczyk, Bierman, Morgan, and <br />Buzns•a-yes; Mr. Thpmas, no. Motion carried. <br />4) Carriage Carpet Building addition, 25151 Lorain Road <br />Proposal to construct addition to west of existing building. <br />WitHdrarari by developer. <br />5) Drug Mart, 24485 Lorain Road <br />Proposal to.construct an addition (£or storage) on rear of.building. <br />W. Giesser, attorney, and Mr. Romp, the owrier, presented plans expla3ning <br />that the plan before the Commission is incorrect and they are not plan- <br />ing to relocate the existing dr3:vewa_y, nor.do they intend to use the • <br />adjacent lot to the rear. Tt would appear that the architect had used <br />a plan that was previously submitted in connection with a rezoning request. <br />r?. -,
