< PLANNING COMMISSION JUNE 23 & 24, 1987 PAGE 4
will submit more complete Plans for the future meetings. Buildings will
be a light beige split face b lock with white metal roofs and doors,
office building will have a bronze mansard. Facility is open during
daylight hours, approximately 6 a.m. to 6 p.m., front area is closed
off with a gate in the front and a chain link fence is planned behind
the landscaped mound, rear residentially zoned property will be grass
and will be used to pile snow. Round the clock security is provided
with personnel on 12 hour shifts and living facilities are provided
for them. He further explained that there will be approximately 320
units which will vary in size, but will not be large enough to store
motor homes, trucks, etc. Adjacent neighbors, A. Pietroroia, L. Huska,
and J. Lokenbauer stated several concerns: that property would not be
drained properly, especially since snow would be niled at the rear;
that a 6 chain link fence would not be high enough, nor would it
provide privacy (they prefer a solid fence); lighting on the center
building will shine onto their property; landscape mound is not high
enough and they would like more green area and would like as many
trees to remain on property as possible. Mr. Neff explained that
drainage would be installed on property, that a higher fence could
be installed if the City permitted it; the high pressure sodium light
would be placed above the doors, not on top of the higher building; and
that if hours of operation were a problem, they could be changed. The
Commission would like the developer to consider a solid wood fence; to
consult with the.city forester regarding the trees (would like as many
trees left as possible) ; to consider a higher landscape mound and more
green area in the front; and to submit a more specific lands cape plan.
Mr. Neff questioned if they_ installed a 7 or 8-foot fence if they would
need a higher landscaped-mound. Tt was -pointed-out that the rear of the
property- is zoned Residentia.1,- and there is a question as to whether a
fence higher than 6 feet could be installed. He was advised that a
variance for a higher fence could be requested if necessary. J. Thomas
moved to refer the plans of Store-It-Here to the Architectural Board of
Review with the'provision that the plans include more detail of land-
scaping in the front, that plans provide more green area in the front
than is indicated on the current plans;, th at the trees along the resi-
dential property line be maintained; that different material for the
fence be used, other than ch ain link, to provide privacy and security
for both your property and the surrounding residential property; and
that the plans be submitted to the City_Forester for his input as to the
trees that will be removed on the property; and that detail of the light-
ing be provided on the plans indicating the strength of the lighting,
kind of lighting, and how 2t will be shielded so as not to intrude on
the contiguous properties; and als.o to be submitted to Safety and Engi-
neering for their input, seconded by B. Gorris, and unanimously approved.
Chairman Burns would like it- noted for the Safety Department that they
should be aware that there is an area in the office b uilding th at could
be construed as a temporary residence area. The Commi.ssion would also
like a clarification from the Law Department as to the fence height
restrictions as they pertain to this proposal and would like that infor-
mation fo raarded to the Architectural Board of Review.
_ 6) Modern Sales, 30275 Lorain Rd.
Review_ of_site-plan-and-change-of occupancy for existing business.
Mr. Flury, the owner, explained that building was formerly used to build
