They have now upgraded <br />the property and have converted the building to an office use for <br />manufacturer's agents. Parking has been relocated from the front set <br />baclc to the rear and they will be paving the parking area after the <br />base has settled. No retention is planned since water all flows to the <br />rear of the property. He explained that there is no customer traffic <br />in or out of the b uilding. A tenant lives on the second floor and does <br />some maintenance work on the property. They have been in contact with <br />the forester who h as approved the removal of some tress and they are <br />working with him to save the others. There has been no exterior alter- <br />ation to the b uilding. Mr. Thomas stated that they h ave done a good <br />job of cleaning up the property. The Commission decided that since <br />there is no renovation to the building, it will not be necessary to <br />refer the proposal to the Architectural Board of Review, but would <br />like to refer to the Engineering Department to review for retention. <br />B. Gorris moved to approve the site plan and change of occupancy for <br />Modern Sales, 30275 Lorain Road.with the stinulation that the parking, <br />within-a reasonab le period of time, will become a hard surfaee and <br />that the plans will meet the approval of the Engineering Denartment, <br />seconded by J., Thomas, and unanimously anproved. Mr. Flury advised <br />that he could not attend the BZD Committee on June 24th, so this will <br />gp tp the BZD in July. <br />7) Fotomat Corporation, 4665 Great Northern Blvd. <br />Proposal to construct a laboratory and sales building. <br />Mr, Robson,.representing Fotomat, explained that they will be replacing <br />the exis.ting sales kiosk a-500 square foot pre-fab ricated mini-lab <br />whi,ch wi11._Dffer an_.on site,-one.ho.ur processing service.. After <br />some-discussi.on it was determined that the new building will-be set <br />back approximately 15 feet from where the.present kiosk is located <br />and wi11 be in 1ine.with the two adjacent shopping center buildings. <br />Site plan shows only the segment of the shopping center where b uilding <br />will be located, and,the Commission . is questioning if parking require- <br />ments would be effected by this building, if shopping center is on <br />one parcel, and are requesting a site plan of the entire property. <br />Mr. Bierman questioned if a laboratory was a permitted use. Iylr. Robson <br />clarified th at this is a one hour processing machine, not an actual <br />laboratory. Neighbors-to the rear, Mr. and Mrs. Baker, and J. Turk, <br />are concerned since traffic is routed around the building and car lights <br />will shine into their homes. There is only a chain link fence on the <br />rear property line. They also questioned how chemicals wastes are <br />handled. Mr. Robson explained that the business will be open from <br />approximately 7:30 a.m, to 8 p,m. and they will be processing film from <br />other locations with two de?iveries daily. Since there is a low chemical <br />concentretion_tse_d, they usually dispose of them through the sewer system, <br />however, if the City requires it, they will have them picked up. The firm is. registered with the E.P.A. R. Bierman moved to refer the <br />Fotomat proposal, 4665 Great Northern Blvd, to the Architectural Board <br />of Review with the request that the developers submit a complete and <br />proper site plan and also to the Safety Department for their input, <br />seconded by M. Betts, and unanimously approved.
