• 4. , <br />l <br />PLANNING COMMISSION SEPTEMBER 8, 1987 . PAGE 2 <br />3) Brennan Auto Body, 25044 Lorain Road <br />Exterior change to phase 2 of alteration. (Phases 1 and 2 originally <br />approved by Planning Commission November 16, 1983). <br />Mr. E. Brennan, owner, explained that he is requesting a change on the <br />second phase to construct a shingled gabled roof on the second story <br />addition instead of a flat roof as previously approved. He presented <br />color elevations showing both roof-lines. The remainder of the plan <br />will remain as approved. Phase 1 has been completed and gutters and <br />downspouts will be connected to'the retention system. Building Com- <br />missioner's report stated that there was no apparent difficulty with <br />the change. Commission decided that this change should be reviewed <br />by the Architectural Board. R. Bierman moved to foxward the Brennan <br />Auto Body exterior change request to phase 2 of the alteration at <br />25044 Lorain Road to the Architectural Board of Review and the Fire <br />Department, seconded by E. Traczyk, and unanimously approved. <br />4) Lorain American Amoco Service Station, 27830 Lorain Road. <br />Proposal to renovate front of building. (Heard by the Board of Zoning <br />Appeals September 2, 1987). <br />M..Gates, contractor, and M. Cook, owner, presented plans to alter the <br />front of the office area with new windows and a b ronze mansard; a six <br />foot board on board fence will be installed on the rear property line to <br />shield from.the adjacent residential neighbor. Mr. Morgan pointed out <br />that the Building Commissioner's report stated that there has been a <br />problem with the storage of junk cars and the lack of screening. He <br />also stated that previously; when another nroposal for this property <br />was before the Commission, the same condition had existed and he does <br />not believe that this proposal goes far enough. Commission agreed that <br />a 6 foot fence is not sufficient and should be higher. Mr. Thomas <br />stated that this would be an improvement, however,.he believes that they <br />should eliminate some of the junk cars. Mr. Cook stated that they had, <br />on occassion, cars up.to about 2 months; that they had a good business, <br />but a very small lot; that they had received violation notices, but had <br />never-been cited; and that-they had been inspected last week and no - <br />violations had been found. Mre Bierman pointed out that there is no - <br />screening on the east property line and he is objecting to the pians <br />si.nce they are not to scale.and is requesting that the Building Depart- <br />ment require more complete plans. It was clarified that a variance <br />had been granted for the existing 6 foot encroachment and the 2 foot <br />overhang of the proposed mansard. T. Morgan moved to fozward the plans <br />for the Lorain American Amoco Service Station proposal to the Architec- <br />tural Board of Review and to the Building Department for any.recommenda- <br />tions that they might have as to specific items they would like to see <br />incorporated into this plan as a result of any of the complaints ttiat <br />they may have issued to these people, particularly with regard to <br />screening, dumpster location,.or anything of that nature; and request ^ <br />that a more detailed.site plan be presented to the Architectural.Board <br />of Review, seconded by J. Thomas.. Roll call on motion: Morgan, Thomas, <br />Bierman, Traczyk, and Burns, yes. Mr. Betts, no. Motion carried.
