A <br />PLANNING COMMISSION SEPTEMBER 8, 1987 PAGE 3 <br />5) Dr. Adams Medical Building, property west of 30691 Lorain Road. <br />Proposal to construct medica-l building. <br />Mr. Dixon, architect, and Dr. Adams, owner, presented site plan which <br />shows parking for 32 cars and the footprint of the 6,000 square foot <br />building of which Dr. Adams will be using 3,200 square feet with the <br />remainder to be rental area. They will be keeDirig as many of the <br />larger trees as possible. It was pointed out that there are no <br />elevations on the plans, and Mr. Dixon explained that this will be a <br />one story wood and stone building with the nossibilityo uf a wood <br />shake single roof. Two driveways are 165 feet anart. Assistant City <br />Engineer McDermott advised that two lots are involved and will have <br />to be assembled. Mr. Dixon stated that the assembly plat is being <br />prepared now and will be presented,at the next meeting. Building <br />Commissioner's report stated that the plans.were unclear as to how <br />many doctors they were planning, however the parking shown would sup- <br />port six doctors. Dr. Adams stated that there would be 2 doctors <br />plus 3 other employees in his office and there should be at least 2 <br />doctors in the rental area. Members had several concerns: some of the <br />parking.may not be necessary and should be landbanked in green area; <br />1 driveway should be sufficient to support the amount of traffic <br />generated; and they are hesitant to fonaard plans which show no <br />elevations.. Dr. Adams does not believe that 1 driveway would be <br />sufficient since he a.lone sees 40 to 50 patients a day and there could <br />possibly be 2 more doctors-in the building, but they will stud_y this <br />situation, and agreed to remove 11 parking spaces in the front and <br />landbank them. Mr. Dixon explained that since the site drops down in <br />the rear, it might be difficult to put in a turnaround to accommodate <br />a traffic pattern with one driveway. Mrs. Lamneck, the neighbor next <br />door, has no problem with the proposal since there is sufficient <br />green area adjacent to her property. Since*iit would appear that the <br />proposal conforms to the zoning codes, and elevations will be presented <br />at the next meeting, the members decided to forward proposal to the <br />Architectural Board of Review. J. Thomas moved to refer the proposal <br />for the medical and professional building located west of 30691 Lorain <br />Road to the Architectural Board of Review with the.following consider- <br />ations: that an elevation plan be given to the Architectural Board; <br />that the developer consider landbanking the front 11 spaces; that-the <br />plans also include a single curb cut to the site as opposed to the <br />two curb cuts shown on his plan; and that this is all subject to the <br />assemb ly of the two parcels; and to also refer these plans to the <br />Safety Department and to the Building Department to see if they have <br />any suggestions.or objections; and to the City forester to consider the <br />trees that are being saved or used on the site, seconded by R.
