NE14 DEVELOPMENTS AND SUBDIVISIONS; (Heard at this point) <br />2) Dr. David Adams- Assembly Plat The proposal,is to combine permanent parcels 234-10-53 and 54 (located <br />on the south side of Lorain Road between Wedgewood Dr. and Charles Rd.) <br />into one (1) parcel, which is the site of a proposed chiropractic clinic. <br />The assembled parcel conforms to the Zoning Ordinance requirements for <br />frontage and area in a Retail Business, General, District. <br />Consulting Engineer T. Boyle advised that the two parcels tiTill conform <br />to the zoning code ordinances and that the parcel was totally in the <br />General Retail District. T. Morgan moved to approve the Dr. David Adams <br />Assembly Plat to combine permanent parcels 234-10-53 and 54 (located on <br />the south side'of Lorain Road between Wedgewood Dr. and Charles Road), <br />seconded'by R. Bierman, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: (Continued) <br />3) Dr. Adams Medzcal Building, property west of 30691 Lo7rain Road <br />Proposal to construct medical building.. Heard by Architectural Boar.d <br />of Review September 16e 1987, <br />Police Department report advised that since there was no access it would <br />be difficul.t to patrol the rear vf the building, and because it was a <br />medi;cal building the're is a possibilitv of bzeak-ins ; they also agreed - <br />with Dr. Adaros that removing the front parking spaces would create nro- <br />blems wi.th trucks turning, and also that the two curb cuts were necessarv <br />for delivery vehic7.es. Fire Department had no objection. The Architec- <br />tural Board of Review had anuroved as submitted. The City forester <br />advised that.5 major trees are to be saved and suggested relocating the <br />east.drive 10 feet to the west would.improve the chances-of saving a <br />Nozway maple tree. Mr. Dixon, architect, presented a landscape plan <br />which reflects this recommendation and advised that 2 varking spaces <br />had to be eli,minated, the total parking is now 30 spaces. He also <br />pointed out that the rear windows are high, ribbon type windows which <br />will discourage break-ins. Dr Adams again stated that he needs all the <br />parking shown and believes tliat the two drives are necessary. Mr. Thomas <br />questioned if there were any ordinance relative to the disnosal of <br />medical wastes, and Mr. Dubelko will check into this. Mr. Dixon stated <br />that no dumnster is planned and since this is a chripractic clinic, <br />there would be no needles, however if a tenant would be using such items, <br />they would conform to any regulations necessary. Because of the Safety.` <br />Department repo"rt and the comments made by Dr. Adams in"the Architectural <br />Board's minutes, the Commission agreed that the narking and the two access <br />drives should remain as proposed. J. Thomas moved to approve the con- <br />struction of the medical building for Dr. Adams, est of 30691 Lorain <br />Road as indicated by the plans submitted to us tonight,-seconded by M. <br />Betts, and unanimously approved. <br />4) Speedy Muffler King, 4565 Great Northern Blvd. . <br />Pronosal to construct an addition (revised plans). <br />Original plans presented to Planning Commission on July 14, 1987 and <br />witfidrawn by developer).
