BOARD OF ZONING APPEALS MARCH 4, 1987 PAGE 3 <br />4. Paradise Pontiac, Inc., 25870 Lorain Rd. <br />Request for variance (1133.13). Request 44 square foot variance for sign <br />area. Violation of Ord. 62-33, Section 1221.06-D. Also request variance <br />for third pole sign on property. Violation of Ord. 62-33, Section 1221.06-B4. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to J. Larson, Larson Artifacts, K. Paradise, owner, and <br />Mr: Paulo, owner of the adjacent apartment building. Chairman Remmel <br />read the minutes of June 1, 1983 in which a similar request iaas denied. <br />Mr. Paradise explained that they only have a building sign advertising <br />Iionda and it is not brightly illuminated because of the apartment next <br />door and is not as visible as a pole sign would be. The Honda Company -- <br />wants them to erect a.pole sign and this sign is much smaller than the ?-- <br />previous request. He stated that his property is much bigger than some T....?"- <br />of the other-dealerships in the City. Mr. Paulo has no objection to the <br />sign. Law Director Gareau suggested that one of the existing pole signs • <br />could be removed and this one could be installed. Chairman Remmel stated - <br />that in this area there is nothing but a confusion of sings. Mr. Paradise <br />stated that ha has a 10 year lease with General Motors (who ownes the other <br />signs) and he doubts that tfiey would allow him to take it down; and Honda <br />would not let them just change faces in the existing sign, they require <br />a standard Honda sign. Board discussed granting a variance for a Honda <br />sign, if he can get permission to removed the "used car" : sign. Mr. Paradise <br />decided to withdraw his request at this time. <br />5. Richard Metzger, 24730 Fawn Dr. <br />Request for variance (1133.13±. Request 4' variance for distance between <br />addition and detached garage. Violation of Ord. 62-33, Section 1151.04-C. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Metzger who explained that they are going <br />to remove the existing patio enclosure and construct a family room and an <br />a11 purpose room which will be 2 feet deeper than the enclosure. Mr. Remmel <br />stated that the lot will be crowded with a swimming pool and the addition, <br />and would prefer a 12 foot depth. They do not beleive this would give <br />them enough depth and offered to fire proof either the garage or the corner <br />of the family room. Acting Building Commissioner Sanker advised that there <br />was no danger of fire with this distance and this would not have to be <br />fireproofed by code. Mr. Gomersall does not beleive the 4 foot difference <br />is that critical. They were advised this would prohibit putting in a two <br />car garage. R. Gomersall moved to grant the request for a 4 foot variance <br />for the distance between the addition and detached garage for Mr. Richard <br />Metzger, 24730 Fawn Drive, seconded by R. Bugala, and unanimously approved. <br />Variance granted. <br />6. Fraulein's Restaurant proposal, 25700 Lorain Rd. <br />Request for variance (.1133.13). Request variance to have driveway width <br />less than the minimum required on property since permission has been re- <br />ceived to use adjacent driveway (Westside Volkswagen, Inc.). Violation <br />of Ord. 62-33, Section 1213.03. (Proposal with conforming driveway was <br />approved by Planning Commission January 13, 1987 and by Council February <br />3, 1987). <br />Chairman Remmel called all interested parties before the Board.
