IMr. Moss explained that <br />since the_y had originally applied for the subdivision, the market has <br />changed and now the demand is for larger homes. Mr. Kacirek, an adjacent <br />property.owner on Lorain Road,.pointed out that .the Stearns-Crocker Road <br />ma,y be b uilt and would be abutting the rear yard of some of these properties, <br />and the owners will be objecting to the noise from the rnad, especially if <br />they are only 30 feet from it. Mr. Moss stated that.he has been advised that <br />this road is not planned until the year 2005. Law Director Gareau agreed <br />that such variances could, in the future, create problems if and when the . <br />road is built. Mr. Bugala questioned if the buyers would be advised that <br />they could not nut in a covered patio without a variance. Board agreed that <br />they should see each request individually. C. Remmel moved that the request <br />for a 20 foot rear yard variance on all sublots in Pheasants Walk Sub division <br />be tabled subject to individual r.equest;s when actually required, seconded by. <br />B. Grace. Board and neighbors continued to discuss request, neighbors are <br />basically opposed. Councilman Tallon stated that this subdivision has been <br />in committee for about two and.a half.years, and it was accepted just this <br />past year, he believes that they have had time to design .a house to fit . <br />the property and if they.want to build bigger.houses, they sho.uld resubmit. <br />the plat with bigger lots. Pir. Welke stated that since the streets are in <br />this would be impossible< Vote was then,called:on motion: Remmel, Grace, . Bugala, and Gomersall, yes. Request tabled. <br />6. Violation of..Ord. 87-93, <br />Section 1145.08. <br />Chairman Remmel called all interested narties before the Board. The oath was <br />administered to Mr. Davidson, architect, and Mr. Davis,.representing Electric <br />Cordsets, who explained that the building is for office use; and the lot is <br />too narrow to develop with the required side yard set backs. Mr. Bugala <br />stated that this building could be sold for a factory use since property is <br />zoned as Limited Industri,al. Board agreed that the building was good looking. <br />Mr. Davis advised Law Director Gareau ttiat there.would be no direct.sales, <br />this is for office use only. Mr. Gareau pointed-out that the City is try'ing <br />to develop the Limited Industrial Area. R. Gomersall moved to grant the <br />request for a.l0-foot.variance.for side yard set back and a 30 foot variance <br />for total side yards for the Electric Cordset,s, Incorporated, 31400 Bradley <br />Road, seconded by C. Remmel, and unanimously approved. Variances granted. <br />7. Pebblebrook Subdivision (Sunrise.Land Co.), west off•Canterbury Road at the. <br />south corporate line. <br />Request for variance (1123.12). Request 10 foot front set back variance for <br />sublots 1-6, 10-21, and 30-59. Violation of Ord. 87-93, Section 1135.06. <br />Also request.10 foot rear set back variance for sublots 2-3, 5-6, 10-22, and <br />33-59. Uiol.ation of Oxd. 87-93, Section 1135.08. <br />Chairman.Remmel called all.interested parties before the Board.
