Request variance to subdivide present Speedy <br />Muffler King property (portion fronting Lorain Rd)in order to assemble to <br />Carriage Carpet property. Existing frontage on Great Northern Blvd. will <br />remain 88.70 (150 feet required). Note: square footage of lot will conform. <br />Violation of Ord. 62--33, Section 1151.04-H. <br />Chairman.Remmel called al1 interested parties before the Board. The oath <br />was administered to Mr. Valore, attorney, who explained that Carriage <br />Carpet has purchased the adj acent Arthur Treacher's property and has an <br />agreement with Speedy Muffler to purchase the vacant portion of their "L" <br />shaped lot which faces Lorain Road.. The variance is required for the <br />existing frontage of the Speedy Muffler King property on Great Northern <br />Boulevard. Mr. Remmel noted that the Planning Commission had recommended <br />approval.. Law Director Gareau stated that basically assembling this property <br />is what the City is encouraging developers to do. C. Remmel moved to <br />grant the variance requested for Speedy Muffler Kzng as outlined in their <br />request, seconded by B.. Grace, and unanimously approved. Variance granted. <br />10, Thomas and Loretta Grauel, 5425 Dorothy Dr. (heard at beginning of ineeting.) <br />11. Procacini's Sohio, 29131 Lorain Road, <br />Request for variance (1133,13). Request 21 foot set back variance for canopy <br />(Lorain Rd). Also request 10 foot set b ack variance for canopy (Stearns Road). <br />(Law Department has determined that Stearns Road is not a side street). <br />Violation of Ord. 62-33, Section 1174.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Ms Bohrer, representing Sohio, T. Procacini, and C. <br />Bowman. Ms Bohrer advised that the plans show- signage on the canopy, <br />however since the signs would require a variance also,.it has been decided <br />to eliminate them. The proposed canopy will only cover"the self service <br />island, and is greatly reduced from a previous request which was denied. <br />Mr. Bugala has objections because every canopy for an existing gas station <br />must come before the Board, and he believes that the law should be changed <br />regarding canapies, Mr.. Procacini stated that he needs the canopy to <br />compete with other self serve gas stations. R. Grace moved that this <br />variance be approved, seconded by J. Helon. Roll ca11 on motion: Grace, <br />Gomersall, and Remmel, yes. Bugala and Helon, no. Motion passed. Variance <br />granted. <br />12.
