1
BOARD OF ZONING APPF.ALS JUNE 3, 1987 PAGE 2
that at the point where they are placing the shed it would be the rear
property line. Board has no objection to the location, however the_y are
concerned about the height. Miss Leopold explained that this style of
shed cannot be lowered, and she prefers this style since it has a skylight
and is compatible with the style of the house. She maintains that tlie
other types of shed look like barns. C: Remmel moved to grant the 1 foot
10 inch height variance and a 40 square foot area variance for a shed9
seconded by R.. Bugala. Roll ca11 on motion: Remmel, Bugala, Gomersall,
and Helon, No. Motion failed to pass. Variance denied: Mr. Remmel
stated that the Board would grant a location variance. Miss Leopold
questioned why variance was not granted and stated that there were many
shed that high in her neighborhood. Miss Leopold left the meeting without
the lo.cation variance.
3. Daniel A. Healyt 30942 Windy Ho11ow
Request for variance (1133.13). Request 2 foot height variance for fence
on rear property line. yiolation of Ord, 62-33, Section 1151e04-H:
Ghaixcnan Remmel called all interested parties before the Board. The oath
was administered to Mx. Healy who explained that his property was adjacent
to the city baseball diamond and that when he built this house, he was
told that the diamond was to be relocated to North Olmsted Park, but due
to lack of funds this will not be done now. Mr. Remmel agreed his had a
problem and questioned if he would agree to a 6 foot fence. Mr. Healy
explained that a 6 foot fence would not give him the privacy he needs since
the grade where the fence is to be installed is about 18 inches lower than
hi,s house. He pointed out that he is only asking for a fence on the rear
property line. The Board believes that a 6 feet would be acceptab le and
are eoncerned that the other residents will also be asking for variances.
C. Remmel mpved to grant a 2 foot variance for the fence, seconded by J.
Helon. After some discussion, Mr. Hea1y agreed to change the request to
a 1 foot variance: Mr. Remmel with drew his motion. R. Bugala moved to
$zant a.1 foot variance 'for a fence on the rear property line for D. Healy,
30942 WYndy Hollow Dr, seconded by R. Gomersall, and unanimously approved.
Variance granted..
4. Robert Czuchran, 5574 Burns Rd.
Request for variance (1133,13). Request 2 foot rear property line varfance
and 3 foot 6 inch side property line variance to construct replacement
garage. Vi:olation of Ord. 62-33, Section 1151.04-C.
Chairman Remmel called all interested parties before the Board. The oath
. was administered to Mr. Czuchran who explained that he started to build
the garage on the existing slab, and did not realize he needed a variance.
Mr. Remmel pointed out that this is the second time that he started con-
struction without a permit. Mr. Czuchran stated that he got a permit to
demolish the old garage, but lumber was delivered and work started earlier
than he had planned. Board agreed that the garage would be an improvement.
C. Remmel moved to grant the variance requested, 2 foot rear property line
variance and 3 foot 6 inch side property line variance, to construct.a
replacement garage at 5574 Burns Road for Mr. Czuchran, seconded by J. Helon,
and unanimously approved, Variance granted.
