Mr. Mongello <br />stated that, at the request of the condominium owners, the two develop- <br />ments are separated by a landscape mound with 500 to 600 evergreens. <br />Mr. Valarian, attorney for Hyde Park Condominiums', advised that thev are <br />in the process of resolving their problems with the developer, but they <br />do want the cul-de-sac with the landscaping completed and are concerned <br />about the platting and comoliance to the ordinance in reference to the <br />use of the streets. Mr. Skenzik, Realtek Industries, advised that the <br />cul-de-sac would be completed at the time the ashphalt is being put in <br />for Phase III. In reference to the second entrance into the corridor <br />from the units as was questioned at the previous meeting, Assistant Law <br />Director:.Dubelko ''state.d there was nothing in the code prohibiting such <br />an entrance, however, if units were divided the occunancy could be <br />revoked for violation of their annroved plans. Mr. King agreed to <br />continue the pronosal in order to present an overall plan of both <br />developments including the parking spaces that are remaining for the <br />condominium and also with a time schedule for completion of the cul- <br />de-sac. <br />2) Fish Furniture Comnany, 23770 Lorain Road. <br />Proposal to construct an addit'ion to existing structures. <br />(Variances and svecial permit granted by the Board of Zoning Appeals <br />January 6, 1988.) Heard by Architectural Board of Review January 20, 1988. <br />Mr. Schill, architect, and Mr. Geller, manager, explained that a revised <br />landscape plan was.submitted and approved by Mr. Zergott of the Architec- <br />tural Board; plan now includes 32 additional andorro junipers in order - <br />to add more evergreen material in landscaping. The Police Deparment had <br />no objection to proposal; the Fire Department advised that water for <br />fire protection must be provided as required by ordinance. Chairman <br />Morgan gave a copy of the forester's renort to Mr. Scliill: the report <br />contained several suggestions for saving existing trees. Mr..Schill . <br />agreed to meet with the forester prior to starting construction as sug- <br />gested. Handicanped ramp has been.relocated next to the handicapped <br />space as requested. Since the developer had previously stated that <br />their business does not require all of the proposed parking, Mr. Dubelko <br />advised that the developer could get approyal of the plans as submitted, <br />and if the Commission suggested that some specific parking snaces be <br />landbanked and if a variance would be granted by the.Board of Zoning <br />anpeals, they would not need to return to the Commission. Mr. Geller <br />thought that some of the rear spaces might be eliminated, however <br />since there is a loading ramp i.n the rear, it was decided to leave <br />more green area in the front, as well. After some discussion it was - <br />suggested that oerhaps spaces 2 through 4; 17 through 19; and 21 through <br />24 should be considered for landbanking. B. Gorris moved,to approve the <br />Fish Furniture Compan_y proposal to construct an additiori to the existing <br />structure incorporating the recommendations of the Architectural Review <br />Board, incorporating the suggestions or recommendations of the city <br />forester, and suggesting to both Mr: Schill and Mr. Geller that they <br />take this plan to the Board of Zoning Appeals and req_uest the'landbanking <br />of a number of spaces, somewhere between 10 and 15, in order to provide <br />more green area along the northeastern corner and the southeastern <br />corner; this landbanking is with the express understanding that should <br />future Fish business require it or should the building use change, this
