Mr. Carlisle advised that <br />the curb cut shown on Brookpark Road is in approximately the same location <br />as originally shown and has been approved by the State of Ohio and the <br />city. Chairman Morgan questioned if this revised master plan would not <br />have to be re-approved by Council. Assistant Law Director Dubelko <br />stated that under the codes regulating the Mixed Use District, the Building <br />Commi_ssioner must determine if there are differences in the proposed <br />internal streets or specific uses, if so the plan should be acted upon by <br />Council, however, if the p lan just deals with the specifics of the de- <br />tailed developments, then the Planning Commission.can approve. Mr. Carlisle <br />explained that the uses are the same, there are no public in.ternal roads, <br />the east west traffic circulation is similar and he vointed out that the <br />changes on the future buildings are not definite, they might revert to <br />the original plan, at this point i:n time, they are merely switching the <br />location of the hotel with one office building. Building Commissioner <br />Conway stated that he has filed a set of these plans with the Clerk of <br />Council, and the Council has the right to review if. they so desire. <br />Mr. Carlisle further explained that the future Corporate Center III will <br />be situated between Corporate Center I and the hotel, and that the three <br />off_ice buildings will be connected in some way with the hotel (this will <br />be presented with the Corporate Center III nlans); the existing access off Country Club Boulevard will be «idened to three lanes; and the service <br />area on the north side of the.hotel will conixect to the service area for <br />Corporate Center IV. The six story Honors Hotel with 140 rooms will be <br />approximately the same height as the office buildings and will have be- <br />tween 5 to 9 suites; 2 large meeting rooms; 2 board rooms;.indoor swimming <br />pool, fitness center and sauna; and a restaurant (not a night club tyne <br />of facility); and no retail shops are planned. Mr. Carlise presented <br />revised plans which show some minor changes: sidewalks are naw to be <br />installed on Country Club Boulevard and onto Brookpark Road; entrance sign <br />has been reduced to 4 by 8 feet; and pediment has been slightly revised. <br />He further explained that lighting will be the same as on the site now <br />but will be intensified: service areas will have screen walls to contain <br />dumpsters; there will be two exterior landscaped areas located adjacent <br />to the nool and restaurant; landscaping will be consistent with what Ys <br />there now; materials will be beige dryvit with brick accent. Mr. Caflisle <br />advised that variance are being requested from the Board of Zoning Anpealso <br />They are required by code to provide 194 parking spaces, and they,will be <br />providing 146 new spaces and are requesting approval for combined use of <br />parking facilities for the remaining 48 spaces as allowed under Section <br />1161.06 (according to two studies, 131 spaces would be the maximum needed) <br />since the peak times of the office buildings are different from those of <br />the hotel and there will be 207 spaces available on the existing narking <br />area. He explained that the groiuid under the outline of the building <br />(including landscaped area) is owned by the partners of the hotel (the <br />same is true for the other buildings) whereas the parking areas, etc., <br />are owned by Great Northern_Properties and are under lease agreements. <br />He also explained that they are planning five signs and are requesting <br />three variances for signage: an off site sign across CoUntry Club Boulevard; <br />total sign area for sign on the secondary entrance; anti a variance for <br />total sign area. They will also be requesting a variahce to downsize the <br />loading area since their experience at their other location shows that <br />they do not receive shipments by. tractor trailers and most of the parking <br />-in this area would not be used during the:da_y when deliveries are made.
