PLANNTNG COMMISSION NOVEMBER 8, 1988 PAGE 3 <br />our vote that the developer would sit with the Building Commissioner for <br />a few minutes and go over these specific issues to note any changes and <br />make certain there is no confusion as to what we require, and 9) that <br />Engineering review the grade of the lot to make certain that it is <br />according to code prior to pauing and after paving; and with the notation <br />that the above alterations and suggestions are indicated on a copy of the <br />landscape plan but must be considered on the site plan as well and will <br />be signed by Mr. Thomas, seconded by B. Gorris, and unanimously approved. <br />In reference to the fifth stipulation, Mr. Dubelko advised that since the <br />arborvitae are in the City right of way, the Planning Commission would <br />not have the authority to place a conditions upon the city and the devel- <br />oper to seek approval of the homeowners' association. Mr. Thomas pointed <br />out that the motion stated that the homeowners' association would be <br />consulted. <br />2) 28900 Office Park, 28900 Lorain Road <br />Proposal to construct phase IT. <br />Tabled by Planning Commission October 11, 1988. <br />Heard by Board of Zoning Appeals November 2, 1988. <br />Mr. Thomas advised that the Board of Zoning Appeals had approved all the <br />variances requested. The Commission had no problem with the second <br />phase and had reviewed proposal prior to being referred to the Board of <br />Zoning Appeals. These two buildings are the same as the existing ones., <br />landscaping had been approved by the Architectural Board of Review with <br />the first phase. R. Bierman moved to approve the proposal to construct <br />phase II at 28900 Lorain Road, Office Park, due to the fact that the <br />Board of Zoning Appeals had approved variance for the rear yard set back <br />and the parking variance, seconded by E. Traczyk, and unanimously approved. <br />3) Suburban Auto Body and Frame, Inc. 4960 Dover Center Road <br />Proposal to construct an addition, renovation to existing building and <br />review of site plan. <br />Tabled by Planning Commission October 25, 1988. <br />Heard by Board of Zoning Appeals November 2, 1988. <br />T1r. Thomas advised that variance had been granted by the Board of Zoning <br />Appeals. Mr. Papotto, owner, and Mr. Kanareff, builder, presented plans <br />and advised that they agreed to the suggestions of the Architectural <br />Board o£ Review pertaining to the landscaping and method of protecting <br />the building from damage by automobiles, as well as installing tire stops <br />to protect the landscaping. Police Department report stated that proposal <br />will stop the problem of vehicles parking over the sidewalk, but pointed <br />out that the distance between parking spaces one and eight and the corner <br />of the building will be between 10 and 14 feet depending on how the <br />vehicles park, and that this may be too short a turn for a delivery truck <br />to make. They have no problem with traffic entering and exiting the <br />property. Fire Department had no objection. Building Commissioner Conway <br />advised that he had not received samples of the building ma.terials as <br />required. B. Gorris moved to accept the Suburban Auto Body and Frame <br />proposal for 4960 Dove'r Center Road to construct an addition, renovation <br />of existing building, and landscaping of the site incorporating variances <br />granted by the Board of Zoning Appeals and the recommendations of the <br />Architectural Board of Review, seconded by R. Bierman, and unanimously <br />approved.
