Geller and Mr. R. Geller, owners, and R. Mongello, architect, <br />explained that the site plan had not actually been changed from what was <br />approved previously, but since the retail area had been expanded to a <br />portion of the basement area, more parking was needed and a variance for <br />that has been granted by the Board of Zoning Appeals. The changes to the <br />structure consist of adding an internally illuminated 8 foot high cupola; <br />shifting the location of the windows because of some internal changes; <br />and changing the material on the west wall from siding to Thoro-Seal <br />explaining that there would only be 2 inches between a portion of that <br />wall and the adjacent building making it physically impossible to install <br />siding. Mr. Gorris reminded the Commission that originally they had sub <br />gested that the owners request a variance.to landbank several parking <br />spaces in order to increase the green area on the basis that this type of <br />business does not need all the spaces that are required by the code. Now <br />that the ordinance has been changed, the Commission can allow landbanking <br />without a variance. It was suggested that the developer landbank spaces <br />2 through 4(relocating the handicapped space to number 5); spaces 17 <br />through 19 on the northeastern portion of the lot; and spaces 20 through <br />23 on the north property line. Mr. Geller agreed to consider this. <br />Mr. Thomas advised that if they decided not to landbank all of these <br />spaces, the Commission's preference would be that they landbank those <br />facing Lorain Road. J. Thomas moved to refer the proposal to construct <br />an addition to the Fish Furniture Company's existing structure to the <br />Architectural Board of Review, specially noting the addition of a cupola <br />to the top of the building, the changes the developer proposes to the <br />western side of the building from siding to Thoro-Seal and to advise the <br />Architectural Board of Review that we are suggesting the landbanking of <br />parking spaces numbers 2 through 4; 17 through 19; and 20 through 23, <br />seconded by E. Traczyk, and unanimously approved. <br />5) H. & S. Distributing, 31255 Lorain Road <br />Review of site plan. <br />Heard by Board of Zoning Appeals November 2, 1988. <br />Mr. Heckman, owner, presented plans to widen the driveway behind the <br />existing house in order to install two additional parking spaces. A <br />variance was granted for the driveway to the rear of the house since it <br />was too narrow. They had previously hired a contractor to put parking <br />in the front, but this was not permitted by the City and that work has <br />stopped. The front lawn will be returned to grass. There will be no <br />renovation to the exterior of the house. Mr. Thomas commented that it <br />is a very attractive house and suggested that perhaps they might put in <br />a tree or two to break up the lawn. Mr. Heckman explained that they had <br />recently installed new shrubs, he has no objection to planting a tree, <br />but pointed out that the lot is quite narrow and he is not sure there <br />would be room. J. Thomas moved to approve the extension of the driveway <br />as indicated on the plan for H. & S. Distributing to pave an additional <br />area to allow sufficient parking, seconded by B. Gorris, and unanimously <br />approved.
