Mrs. Reiser and <br />the Reverend Blasius, representing John Knox Chu.rch, are concerned that <br />parking for the apartments may not be adeq.uate and residents or guests <br />may park in their lot and walk through planting area; they are requesting <br />a board on board fence on the common boundary line. Mr. King pointed <br />out that the parking conforms to code and does not believe that this <br />issue is a matter for this Board. Mr. Zergott stated that this could <br />be a valid request for the Planning Commission. Mr. Mongello stated <br />that this property line is not adjacent to a residential-area;-:it is- <br />adjacent to.a:parking Iot,and he .does not beTieve that a.f_ence should <br />be required. Mr. Valarian, attornev for Hyde Park Condominium Association, <br />advised that the_y have been working with the developer and believes that <br />they can work out their problems. B. Zergott moved to accept the plans <br />as submitted with the stipulation that they must submit a landscape design <br />showing what they will be doing around the building for the individual <br />units prior to the Planning Commission meeting, seconded by M. Case, <br />and unanimously anproved. <br />2) Fish Furniture Company, 23770 Lorain Road <br />Proposal to construct an addition to existing structure. <br />(Variances and snecial permit granted by the Board of Zoning Appeals <br />January 6, 1988) Heard by Planning Commission January 12, 1988. <br />Mr. Schill, architect, and Mr. Geller, manager, presented plans explaining <br />that relocated entrace will match the existing brick and wood columns, <br />block wal.l will be covered with ivory vin_yl siding; mansard roof will <br />be extende.d and wi11 conceal the mechanical units; rear nortion of <br />addition wi17, haVe a standing seam metal roof with Dymalar Aluminium <br />sidi•ng (hickory brown) on rear elevaltion, there will be vinyl siding <br />andtirick on rear portion of_ side wal2. Fence on rear property line, <br />required by the Board of Zoning Appeals, will be a colonial style with <br />6 foot 8 inch columns and fence height will range from 5 feet 10 inch <br />to five feet. Zanscape Dlan shows honey locust, white nine, and burning <br />bush; Mr. Zergott suggested that some evergreen material be introduced <br />such as taxus or andora juniner. Mr. Schill agreed to submit a revised <br />landscape plan by this Friday so that Mr. Zergott can review nrior to <br />the Planning Commission meeting, Ir was pointed out that some trees <br />will fi ave to be removed and they were advised to contact the citv forester. <br />B. Zergott-moved to accept the plans as submitted with the condition that <br />an addi:tional landscape nlan be nresented so that it mav be reviewed <br />before tlie Planning Commission meeting, seconded by M. Case, and <br />unanimously annroved. <br />3) Pheasants Taalk Office Retail Center (Hennie Homes), 28867 Lorain Road <br />Proposal to construct of.fice/retail building in conjunction with <br />existing of.fice. (Request for variance withdrawn from Board of 7oning <br />Aoneals January 69 1988). Heard by Planning Commission January 12, 198$.
