BOARD OF ZONING APPEAI.S FEBRUARY 3, 1988 PAGE 3 <br />Mr. Remmel stated that a blanket variance, requested by the developer, had <br />been denied and they were advised to bring in individual requests. He ques- <br />tioned why they chose such a large house for this small lot. Mr. Kiczek <br />_explained that his father will be building his own house and this was one of <br />the few lots available, the rest are for sale by b uilders. Mr. Christiano, <br />whose company owns the lot next door, explained that these lots are small <br />and frequently the buyer wants a larger home and is not interested in a <br />large yard. Mr. Bugala questioned if there had been a vacation of Canterbury <br />Road which is proposed to run along the rear of these lots. It does not <br />appear that the road will be vacated and if it is completed, these homes will <br />have streets in front and back. Board is concerned since enclosed patio <br />would need a variaiice and the owner might want to park a recreational vehicle <br />on the property. Mr. Christiano explained that there are striet deed restric- <br />tions prohibiting motor homes and requiring $3,000. in landscaping. Mr. Gareau <br />noted that the lot is wider than required-. Mr..Grace pointed out this house <br />takes up most of that width. R. Bugala moved to grant the 9 foot rear yard <br />variance for Stan Kiczek, 6095 Pebblebrook.Lane (sublot 35), seconded by C. Remmel. Roll call on motion: Bugala, Remmel, Grace,.and Helon, No. <br />Motion failed to pass. Variance denied. <br />5. Crestmont Toyota, 27000 Lorain Road <br />Request for variance (1123.12). Request variance to relocate existing non- <br />. conforming pole sign (over 100 sq. ft.) from 26800 to 27000 Lorain Road <br />(1.165.03--d). Request 40 sq. ft. variance for pole sing. Violation of Ord. 87-93, <br />Section .1163. 06- (f)-•4. . . <br />Chairman Remmel called all interested parties before-the Board: The oath was <br />administered to Mr. Gray,.Crestmont Toyota,:who explained that they are changing <br />the locations of the Toyota agency to the lot next door: A variance was granted <br />for this sign at the present location. Mr.'Bugala pointed out that there is <br />a temporary sign on the agency at presant. Mr. Gray stated th:at the sign was <br />only to-direct customers to the right lot until they get the variance, but <br />they will remove it immediately. Building Commissioner Conway advised that <br />the pole sign would have to conform to set back requirements. C. Remmel moved <br />to grant the variance to Taove the existing facia on the current Chrysler sign <br />to the new location:at.26800 Lorain Road and the Toyota.sign.to 27000 Lorain <br />Road and grant the 40 square foot_variance for the non-cofnorming Toyota sign, <br />contingent upon the removal of the temporary Chrysler metal sign,. seconded by <br />J. Helon, and unanimously. approved. . Variance granted. 6. John Kim, 27843 Southern Ave. .. <br />Request for variance.(1123.12). Request 10 foot front, set back variance for <br />addition. Violation of Ord. 87093, Section 1135..06-(a). Also request special <br />permit to add.to non-conforming dwelling (front set back). Special permission <br />.required Ord. 87-93, Section 1165.02. • <br />Chairman.Remmel called, all interested parties before the Board. The oath was <br />administered to.J. Faust and R. Mahaney, contractbrs, who exp:lained that the <br />house is now.a stozy and a half, and they will be converting it to.a two story <br />house and.constructing a small.addition in the front.. Mr. Remmel questioned <br />if they were going to do anything about the lean-to or carport on the property <br />and if trees were to be removed. Trees will not be removed, but they have <br />.no plans for the carport. The Building Commissioner wi1T determine if the <br />. carport is unsafe. B. Grace moved to grant the 10 foot 'front set back variance
