BOARD OF ZONING APPEALS JULY 6, 1988 PAGE 5 <br />10. Aetna Door Company, 31546 Lorain Road <br />Request for variance (1123.12). Request 15 foot variance for location of <br />ground sign. Violation of Ord. 87-93, Section 1163.07(d). Also request <br />variance to place parking in front set back area. Violation of Ord. 87=93, <br />Section 1161.08(d)-1. . <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Cancilla, owner; A. Kanareff, engineer; and r1r. Crider, <br />the adjacent neighbor. Mr. Kanareff explained that the code requires a sign <br />in the industrial area to be 25 feet away from the right-of-way, but since <br />the land falls away from Lorain Road to the north, a sign at the 25 foot set <br />back would not be seen, they are requesting that it be set.back 10 feet from <br />the right-of-way. Chairman Remmel suggested that the sign could be set back <br />7 feet in order to line up with the signs in the adjacent General Retail <br />District. Building Commissioner Conway pointed out that if a pole sign were <br />installed, it could be moved up to 3 feet from the right-of-way., The Board <br />prefers and agreed to the.10 foot set back. Mr. Cancilla assured the Board <br />that this sign would service all three businesses. ..Air. Crider ,.the adjacent <br />neighbor, agreed that this sign would not adversely effec.t his property. . <br />In reference to.the parking variance, Mr. Kanareff.explained that when trucks <br />are in the loading zones, four or fiue parking spaces are blocked; and,if <br />cars are parked in those spaces, trucks have difficulty manuevering into the <br />loading area. Since they have a front entrance, they would like to have ane <br />row of diagonal parking and.a.driveway in.front of the building, next to the <br />sidewalk. Building Commissioner Conway stated that this could be setting a <br />precedent for future industrial.building, and questioned if this much parking <br />is needed for.an industrial use. A4r: Cancilla stated that they needed 31 , <br />spaces for both buildings; that the second building has been approved by the <br />city, but has not been.constructed. It was s,uggested that the size of the <br />second building could be reduced or more parking installed in the rear. PZr. Remmel stated that most.industrial buildings.do have.parking in the front <br />to service the office area. After some discussion, it was decided tham some <br />parallel'parking spaces could be installed in the front, if those spaces were <br />shielded.by landscaping. Building Commissioner Conway explained that they are <br />required to have a 100.foot front green area, that.a 34 foot variance would <br />be needed to install the parking and driveway, a.46 foot.green area would <br />remain, and that this proposal would have to be approved by the Planning Commission. C. Remmel moved to grant a 15 foot variance f.or the location of <br />the ground sign and a 34 foot variance to place parking in the front set back <br />subject to the approval of'the Planning Commission and the Architectural Board <br />of Review, and with the.understanding further that there will be a planting at <br />the street side of this and it is to be parallel parking only, seconded by <br />R. Gomersall, and unanimously approved. Variances granted. <br />11. Robert M. Lindhorst, 6318 Christman Dr. <br />Request for variance (1123.12). Request 14.5 foot rear yard variance for <br />detached deck with roof. Violation of Ord.,87-93, Section 1135.08(a). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Lindhorst who advised that he needed a 16 foot rear yard <br />variance for the deck, not.14.5 as stated. Board has no objection.to the <br />request. C. Remmel moved to grant the 16 foot rear yard variance for detached <br />deck with roof, seconded by R. Bugala, and.unanimously approved. Variance <br />granted.
