Request variance to have 2 less parking <br />spaces than required. (Previous variance granted January 6, 1988). <br />? .';. <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Robert and Dan Geller, owners, and R. Mongello, architect, <br />who explained that the proposal had been before the Board previously. At that <br />time they had planned to use the basement area as a warehouse, now they propose <br />to use part of the basement as a display area, and will be increasing office <br />space on the first floor. He pointed out that a furniture store did not re- <br />quire the parking spaces that are.required by the code for retail businesses. <br />It was clarified that 4 less spaces are being requested, not 2 as stated on <br />the agenda. Mr. Bugala pointed out that there would be more office employees <br />in the building with these plans. Mr. Grace stated that a furniture store did <br />not do the rush re•tail sales as do other businesses. Mr. Mongello clarified. <br />that the site plan was not being changed, only the uses in the building. <br />J..Helon moved to grant the variance as requested for 4 less parking spaces . <br />than required for Fish Furniture at 23770 Lorain Road, seconded by R. Gomersall, <br />and unanimously approved. Variance granted.. <br />4. Dr. Philip D. Huffman, 5135 Dover Center Road <br />Request for variance (1123.12). Request 25 square f.oot variance and 3 foot <br />location variance for ground sign in a residential area. Violation of Ord. <br />87-93, Section 1163.05(a). <br />Chairman.Remnel called all interested parties before the Board. The oath was. <br />administered to Mr. Rowe, a neighbor, and Dr. Huffman who explained that the <br />sign will be lighted by ground lights and that his existing sign will be removed. <br />Building Commissioner Conway explained that both,sides of the sign mus.t be <br />considered as sign area. Mr. Remmel.is concerned since there are other signs <br />in this area and other people might be requesting larger signs. Dr. Huffman <br />explained.that his partner had retired and he would like to install the new <br />sign in conjunction with new landscaping he is putting in. Mr. Conway ex- <br />plained to Mr. Bugala that a sign in a residential area had to be 11 feet from <br />the right of way. C. Remmel moved to grant the request for a 25 square foot <br />variance and a.3 foot location variance for a ground sign with the condition <br />that it be referred to the Architectural Board of Review and also that the <br />existing.sign is removed, seconded by R. Bugala, and unanimously approved. <br />Variance granted. . <br />5, Mr. and Mrs. Donald Turner, 28520 Magnolia Drive <br />Request for variance (1123.12). Request 7 foot rear yard variance to construct <br />addition. Violation of Ord. 87-93, Section 1135.08(a)., <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Frye, contractor, who explained the owners were out of town <br />and that an aluminium enclosure on the property had been torn down, no work <br />had been started on this project. Board had no objection. R. Bugala moved <br />to grant the 7 foot rear yard variance for Mr. and Mrs. Donald Turner, 28520 <br />Magnolia Drive, seconded by J. Helon, and unanimously approved. Variance <br />granted. <br />6. Thomas H. McFadden, 26766 Butternut Ridge Road <br />Proposal was hearfl later in the meeting.
