<br />BOARD OF ZONING APPEALS NOVEMBER 2, 1988 PAGE 3 <br />7. H. & S. Distributing, 31255 Lorain Road <br />Request for variance (1123.12). Request 6 foot variance for width of drive. <br />Violation of Ord. 87-93, Section 1161.09. <br />Chairman Remmel ealled all interested parties before the Board. The oath <br />was administered to Mr. Butchko, Nutron Name Plate, and R. Schaffer, owner, <br />who explained that they would have no truck traffic on the drive, just a <br />few automobiles. Board had no problem with the request. J. Helon moved to <br />grant the request for a 6 foot variance for width of drive for H. & S. <br />Distributing, 31255 Lorain Road, seconded by R. Gomersall, and unanimously <br />approved. Variance granted. <br />8. First String Sports, 4609 Great Northern Blvd. <br />Request for variance (1123.12). Request 23.94 square foot variance for total <br />sign area to install-ground sign, and also location variance (4 foot 6 inch <br />encroachment into setback). Violation of Ord. 87-93, Section'1163.06-(d) and <br />(f)2• <br />Chairman Remmel called all .interested parties before the Board._ The oath was <br />administered to F. Davies, representing First String Sports, and Carl.Hixson, <br />Bob Cutler Signs. Mr. Remmel is concerned that Great Northern Boulevard <br />would be turned into a sign allely and suggested that they use one of the <br />inserts in the shopping center sign. Mr. Davis stated tliat this iaas a very <br />small sign and it would be difficult to get their whole name on it. He <br />further explained that at a recent show at the mall there were many people, <br />even residents of.North Olmsted, whb did not know their store exis'ted. <br />Mr. Remmel pointed out that if every tenant in that center wanted a ground <br />sign, the signs would cancel one another out. Mr. Bugala agreed. Mr. Grace <br />-stated that there should be no problem because this is on a commercial street, <br />and the city prefers ground si:gns versus pole signs. Mr. Remmel stated that. <br />the Board has been critized iri the past regarding the number of signs on <br />Lorain Road. Mr. Gome.rsall believed that if the Board allows one sign, they <br />would have to allow signs for all the stores in the center. R. Bugala moved <br />to grant the 23:94 square foot variance for total sign area to install a <br />ground sign and also a location variance ofa 4-foot 6 inch encroachment into . <br />the setback for First String Sports, 4609 Great Northern Blvd, seconded by <br />C. Remmel. Roll calT on motion: Bugala; Remmel, Gomersall, and Helon, No.. <br />Grace, yes. Motion failed to pass. Variance denied. <br />6. Thomas H. McFadden, 26766 Butternut Ridge Road. (heard at this point) <br />Request for variance (1123.12). Request variance to replace nbn-conforming <br />barn in residential area. Violation.of Ord. 87-93, Section 1163.02(d)-2. <br />(Height of barn'reduced from request that was denied September 7, 1988). <br />Chairman Remmel called all interested parties before the.Board. The oath was <br />administered to Councilmen Tallon and McKay; neighbors, Mr. Jones and P1r. <br />Spicer; and Pir. McFadden who explained that he is replacing an existing larger <br />building on the property since he has had problems upgrading his insurance <br />with this building on the property.'The new building will be 24 feet by 32 <br />feet with an 8 foot covered-patio area, and the height has been reduced from <br />his previous request to 15 feet and the.gambrel. roof had to be eliminated. <br />Board had requested that the height be reduced at the first hearing. Council-- <br />man McKay stated that Mr. McFadden had co-operated with the Board and this <br />is an improvement over what is existing. Mr. Spicer agreed stating that the
