R. Bugala moved to grant the 48.52 square foot variance for <br />total sign area to install ground sign for the Pella Window and Door Company, <br />4725 Great Northern Boulevard, seconded by B. Grace. Roll call on motion: <br />Mr. Bugala, no. Grace, Gomersall, Helon, and Remmel, yes. Motion passed. <br />Variance granted. _ <br />6. Ms. Linda Gardner, 4585 Carsten Lane <br />Request for variance (1123.12). Request 10 foot rear yard set back. Violation <br />of Ord. 87-93, Section1135.08(a). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Ms. Gardiner and D. Benton, from Patio Enclosures, Inc. Board <br />has no problem with this request. J. Helon moved to grant the 10 foot rear <br />yard variance for Ms. Linda Gardner, 4585 Carsten Lane, seconded by R. Gomersall, <br />and unanimously approved. Variance granted. <br />7. Laurence G. Gustafson, 5745 Columbia Road <br />Request for variance (1123.12). Request 1 foot side yard variance f.or <br />existing house in order to subdivide property into two lots. Violation of <br />Ord. 87-93, Section 1125.07. Referred by Planning Commission April 12, 1988. <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Gustafson, th2 owner, and Mr. Dunlap, a friend, and <br />residents, Mr. Reichel, Mr. Kraus, and Mr. Evers. Mr. Gustafson explained <br />that he was subdividing his lot in order to build another house;, since an <br />80 foot frontage is required on the vacant property, he is requesting a <br />one foot side yard variance for the existing house. He plans to upgrade the <br />existing home and construct a house to compliment his home and the neighbor- <br />hood. Mr. Reichel, a resident of Columbia Road, stated that he is obj'ecting <br />•to the subdivision since most of the lots in the neighborhood are 100 feet <br />wide. Mr. Evers, brother of the adjacent owner, is concerned because be <br />believes that if the land is disturbed to build another house, the e.xisting <br />erosion problems will become worse.and aff ect his sister's property. Mr. <br />Kraus: agrees and is also concerned about property values in the neighbor- <br />hood if lot is only 80 feet wide. Because of the erosion problems, Mr. <br />Dunlap stated he would like to city to swale the property, but they will not <br />do this until the road is recapped; he claims the existing drains are not <br />, effective. The house on the property has been added to the Ohio Historic: <br />Inventory as a pre-1923 home, but has not be declared an historical site. <br />Mr. Gustafson is planning to construct some type of erosion control and has <br />looked into several methods. Mr. Remmel stated that there would be a <br />tremendous expense to keep this property from eroding and would assume that <br />building another. house could help with the expenses, and he believes that <br />saving this house would be important to the city. Mr. Grace would like a <br />stipulation in any approval of the variance that there would be some type of <br />erosion control. Law.Director Gareau pointed out that:the,board is. laoking <br />at a variance for the existing house; and gointed out-that if thehouse <br />were one foot further away from the property line, this proposal would.not be <br />before the board. Mr.--Reichel stated that would be no way to stop the <br />erosion, and if a new house is built-there it will make it worse, and _ <br />pointed out that there.is only 5 feet between_this house and the cliff. " <br />B. Grace moved to-approve the request for.a 1 foot side yard variance for <br />existing house in order to subdivide property into two lots for' Mr. Laurence- <br />gustafson, 5745 Columb2a Road, seconded by C..Remmel, and unanimously <br />approv.ed. Variance granted. .
