Mr. Hardy pointed <br />out that there is one tree which they want to save and are planning to <br />talk with the forester about it. B. Gorris moved to approve the St. <br />Andrew Lutheran Church, 3085 Clague Road, proposed parking lot improve- <br />ments and proposal to construct a storage facility and enclosed trash <br />area and would recommend that this proposal be passed along to the <br />forester for his comments so that the_y can be incorporated before the <br />final plans go to BZD, it is our understanding that this is the first of <br />a number of phases to this property and we want to have the record indi- <br />cate that further development of this property will require underground <br />retention in place of the existing open retention system, seconded by <br />R. Bierman, and unanimously approved. <br />3) Bruscino Medical and Professional Building, east side of Dover Center Rd. <br />(one present address is 4865 Dover Center Road). <br />Proposal to construct building <br />Mr. Bruscino, developer, and Mr. Mongello, architect, presented colored <br />rendering of the two story, 17,038 square foot medical facility which <br />will have 12 to 16 office units. Mr. Mongello advised that they have <br />just been told by the owner that the building to the south is directly on <br />the property line, so under these circumstances the drive now shown on <br />the north side of the property will be shifted to the south side. They <br />had assumed that because there were windows on that side, the building <br />was set off the property line, but the owner stated that an error had <br />been made-when an addition was constructed. Building Commissioner Conway <br />advised that they are proposing 79 parking spaces, that if there would be <br />12 medical offices, 60 parking spaces would be required, but if used as <br />just an office use, 68 spaces would be required. He further stated that <br />only one driveway is planned, but the Commission does have the authority <br />to approve that and the landbanked loading zones that are shown on the <br />plan. Mr. Mongello also stated that there are 21 landbanked parking <br />spaces in the rear of the property. This property is "L" shaped and <br />is possibly two separate lots, if so an assembly will be required. It <br />was:pointed out that the re.ar rectangular portion will not be developed. <br />Mr. Gorris::is concerned that with only one driveway planned and an unde- <br />veloped portion in the rear, there could be a problem similar to the <br />Iiome Centers situation.. Mr. Morgan believed that this would be a dif- <br />ferent situation. The members agreed that a revised plan should be <br />presented showing the relocated drive and at that time they would like <br />to see all adjacent drives as well as those across the street. It was <br />further suggested that more landscaping could be included, possibly a 15 <br />foot landscaping strip in the front. The developers agreed to withdraw <br />the proposal until-the plans can be redrawn. <br />4) Nemeth Commercial Building, 29310 to 29352 Lorain Road <br />Revised plans to construct addition to parking area. (Withdrawn from <br />Planning Commission June 13, 1989). <br />Mr. Nemeth presented revised plans which show additional landscaping on <br />the west, the future building and driveway; the additional parking; and <br />a fence which will close off the drive adjacent to the fire station. He <br />has talked with the forester who will recommend.types and location of <br />t.rees to be planted adjacent to the residential neighbors.
