NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Carter Properties Assembly Plat <br />The proposal is to combine permanent parcel nos. 231-35-12, 231-36-1, and <br />231-36-14 into?one (1) parcel, located on the north side of Lorain Road <br />west of Columbia and is the site of Carter Plaza North, approved by <br />Planning Commission on July 11, 1989. Zoning is Retail Business, General, <br />entirely, and the proposal conforms to the Zoning Code for required area <br />and frontage. <br />Mr. Acciarri, architect, presented the assembly of the separate lots which <br />will be the location of Carter Plaza North. Mr. Cesen advised that there <br />is no problem with the assembly of the 3 parcels and that the 1 residen- <br />tial lot, also owned by Mr. Carter, is not included in this plat. <br />M. Betts moved to approve the Carter properties Assembly Plat, proposal <br />to combine permanent parcel numbers 231-35-12, 231-36-1, and 231-36-14 <br />into one (1) parcel, seconded by T. Morgan, and unanimously approved. <br />2) Pavella Lot Split <br />The proposal is to relocate the rear/side property line between permanent <br />parcel nos. 232-3-7 and 232-3-87, located on the southeast side of Martin <br />Drive near Porter Road. Zoning is "B" Residence, Single, entirely, and <br />both proposed sublots conform to the Zoning Code. <br />Mr. Cesen stated that there is nothing irregular in the transfer, both <br />remaining parcels will be legal. Mr. Pavella explained that he is pur- <br />chasing this strip of land because his property is all on a slope.and <br />this will be the only level portion he will have. M. Betts moved to <br />approve the Pavella Lot Split proposal to relocate the rear/side property <br />line between permanent parcel nos. 232-3-7 and 232-3-87, seconded by <br />R. Bowen, and unanimously approved. <br />At this point City Engineer Cesen advised that there was another item <br />that he would like the Commission to consider, a request from Sunrise <br />Development Company to subdivide a parcel in the Industrial Park. Mr. Coe, <br />representing Sunrise Development, explained that the Therm-All Company <br />is anxious to get started and would like these plans to be considered <br />for a subdivision and requested that the Commission approve the subdivision <br />subject to the plat which is being prepared now,being reviewed by the City <br />Engineer. Assistant Law Director Dubelko advised that there should not <br />be a problem as long as the lot conformed to the Zoning Code. Nfr. Cesen <br />stated that an assembly glat combining the three sublots should be pre- <br />pared showing the subdivision of this property. He pointed out that <br />this parcel will cross over one of the sublots as it is shown now. Mr. <br />Coe pointed out that it will be impossible to subdivide all the property <br />into lots at this time, since they have no idea what size lots the future <br />buyers w.ill want. Mr. Morgan is concerned since there are no:legal des- <br />criptions, no parcel numbers, and the subdivision will be going over a <br />property line, stating he would like to see a complete plat, not a pen- <br />ciled over drawing. Mr. Cesen explained that they would not be sub- <br />dividing this all into individual lots, merely taking out a lot at a <br />time when buyers decided what they wanted which is why he wants this <br />assembled into one parcel at the same time the one lot is subdivided out. <br />Mr. Coe agreed stating that they cannot subdivide into standard lots as
